Foundation Repair in Vaughan
We repair poured and block foundations in Vaughan: leaking cracks injected to full depth, bowing block walls held with carbon fibre straps, and a plain call on whether your crack is the harmless shrinkage kind or one that needs work. Most of Vaughan sits on heavy Peel clay that holds water against a wall for weeks, so we check the grading, downspouts and drainage along with the crack. The quote is free and written, and the labour carries a lifetime warranty.

Vaughan sits mostly on the clay till of the Peel plain. That ground swells when it is soaked and sheds water slowly, so melt can sit against a foundation wall for weeks after the snow is gone. In the north, toward Kleinburg, the Oak Ridges Moraine brings sandier ground that drains faster, so the cause of a cracked wall is not the same across the city.
Most foundation cracks are not emergencies. The job is to tell the normal ones apart from the ones that matter: cracks that grow every season, cracks that leak, horizontal cracks, and stair-step cracks through block.
The full method, from epoxy and polyurethane injection to carbon fibre straps, is on our foundation repair page. This page is about what Vaughan's clay and its mix of older and newer homes change about the job.
What Peel clay does to a Vaughan foundation wall
Clay holds water. When the ground is saturated it pushes on the foundation wall, and when frost reaches it the ground heaves. On a block wall, that sideways push is what starts bowing and stair-step cracks.
That is why a crack repair here starts outside the wall as well as inside it. We look at where the downspouts drop their water, whether the ground slopes toward the house, and whether the weeping tile still carries water away. A wall that keeps getting pushed will keep cracking, so the quote names the cause along with the crack.
Older Woodbridge and Thornhill walls, newer Maple surveys
The longer-standing blocks of Woodbridge and Thornhill hold homes with walls that were built before foundations were sealed to a modern standard. Once clay pressure builds against one of those walls, water finds the weak point: a cold joint, a tie hole or a hairline crack.
On a newer home in the surveys filling Maple, Concord and the edges of Kleinburg, a thin vertical crack in the first year or two is normal shrinkage. Soil around a fresh house keeps settling for a year or two. When one of those cracks begins to leak, polyurethane injection seals it from the inside, usually without digging.
When a crack is really a wet-basement job
Woodbridge sits low in the Humber valley, where the water table runs higher than on the streets up the slope. When water is not coming through one crack, the job may be basement waterproofing rather than a crack repair.
If the wall under a flaking parging coat is the problem, the wall is fixed first and re-parged after; see parging. We sort out which job your wall needs at the free visit.
Straight answers
Do you do small foundation crack repairs in Vaughan?
Yes. One leaking crack is a welcome job. Vaughan is east of our home routes, so we book it into a planned trip into the city and give you a real date rather than a same-week promise. A small job gets the same free written quote as a large one.
My Vaughan basement wall is bowing. Does it need to be replaced?
Rarely. A bow under roughly 2 in. is usually held with carbon fibre straps, epoxied to the wall and anchored top and bottom. They stop the wall where it stands; they do not pull it straight. The wet clay outside pushed it in, so grading, downspouts and drainage have to stop feeding that pressure too.
My newer Vaughan home has a crack in the basement wall. Is it serious?
Often it is not. Thin vertical cracks in the first year or two are normal shrinkage. A crack that leaks, grows through a season, runs horizontally or has one side sitting proud of the other is a different matter. We measure it at the free visit and tell you plainly which kind it is.
How much does foundation repair cost in Vaughan?
There is no honest flat rate. Severity, access and whether the wall needs reinforcement or water management all move the number, so we quote on inspection rather than publishing one. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
