Foundation Repair in Markham
We repair poured and block foundations in Markham: leaking cracks injected to full depth, bowing block walls held with carbon fibre straps, and a plain call on whether your crack is the harmless shrinkage kind or one that needs work. Markham sits on clay-rich till that drains slowly and stays wet against a wall for weeks, so we check the grading, downspouts and drainage along with the crack. The quote is free and written, and the labour carries a lifetime warranty.

Markham sits on the South Slope of the Oak Ridges Moraine, where the ground is mostly a clay-rich till. Clay drains slowly, so the soil packed against a foundation stays wet for weeks after a wet spring and leans on the wall the whole time. That sideways push is what opens cracks and bows block walls.
The city has two ages of housing. Unionville and Markham Village hold homes a century and more old, on walls no one sealed to a modern standard. Cornell, Berczy and Greensborough are newer surveys, where the fill backed against the foundation is still settling.
The full method, from epoxy and polyurethane injection to carbon fibre straps, is on our foundation repair page. This page is about what Markham's clay and its mix of old and new homes change about the job.
What Markham clay does to a foundation wall
Clay drains slowly. When the Markham till is saturated it pushes on the foundation wall, and when frost drives down beside it the ground heaves. On a block wall, that steady push is what starts bowing and stair-step cracks.
That is why a crack repair here starts outside the wall as well as inside it. We look at where the downspouts drop their water, whether the ground slopes toward the house, and whether the weeping tile still carries water away. A wall that keeps getting pushed will keep cracking, so the quote names the cause along with the crack.
Heritage Unionville and Markham Village walls
Homes along Unionville's Main Street and Main Street North in Markham Village go back to the 1800s and stand on their first foundations. Unionville's Main Street is a heritage conservation district, so the visible work has to stay true to what is there.
We inject the cracks that leak, re-parge the wall face to match, and keep the street-facing work in line with the heritage look. Where water comes in at several places, the job may be basement waterproofing rather than a crack repair.
Newer Cornell, Berczy and Greensborough homes
On a newer home, a thin vertical crack in the first year or two is usually normal shrinkage. The builder backfilled the lot, and that fill goes on settling for a year or two, so water can start running back toward the house. When one of those cracks starts to leak, polyurethane injection seals it from the inside, usually without digging.
We measure the crack at the free visit and tell you plainly which kind it is. Once the wall is repaired, a fresh parge coat protects the exposed top of the foundation; see parging.
Straight answers
Do you do small foundation crack repairs in Markham?
Yes. One leaking crack is a welcome job. Markham is east of our home routes, so we book it into a planned trip into York Region and give you a real date rather than a same-week promise. A small job gets the same free written quote as a large one.
My Markham basement wall is bowing. Does it need to be replaced?
Rarely. A bow under roughly 2 in. is usually held with carbon fibre straps, epoxied to the wall and anchored top and bottom. They stop the wall where it stands; they do not pull it straight. The wet clay outside pushed it in, so grading, downspouts and drainage have to stop feeding that pressure too.
My newer Cornell or Berczy home has a crack in the basement wall. Is it serious?
Often it is not. Thin vertical cracks in the first year or two are normal shrinkage. A crack that leaks, grows through a season, runs horizontally or has one side sitting proud of the other is a different matter. We measure it at the free visit and tell you plainly which kind it is.
How much does foundation repair cost in Markham?
There is no honest flat rate. We quote on inspection rather than publishing a number. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
