Foundation Repair in Kitchener

We repair poured and block foundations across Kitchener: leaking cracks injected, moving walls reinforced, and a plain call on whether your crack is the harmless shrinkage kind. Most of the city sits on the sandy Waterloo Moraine, which drains well, so we look at the water outside the wall as well as the crack inside. The quote is free and written, and the labour carries a lifetime warranty.

Kitchener has two kinds of foundation to know. The old Berlin core downtown and the heritage streets around it hold century housing on foundations of the same age. The south end, out around Doon, is newer houses on disturbed fill, where the ground along the foundation keeps settling for a year or two.

Most foundation cracks are not emergencies. The job is to tell the normal ones apart from the ones that matter: cracks that grow every season, cracks that leak, horizontal cracks, and stair-step cracks through block.

The full method, from epoxy and polyurethane injection to carbon fibre straps, is on our foundation repair page. This page covers what Kitchener's sand, its river-valley low ground and its three ages of housing change about the job.

What Kitchener's sand means for a foundation job

Most of Kitchener is built on the sand and gravel of the Waterloo Moraine. Sand drains meltwater away instead of holding it against the wall.

So a repair starts with a look at the ground outside the wall as well as the crack inside. We check where the downspouts drop their water and whether the ground slopes toward the house.

Century walls in the old core, fresh fill in the south end

In the old Berlin core, the foundations are a century old. The calls there are cracks, damp walls, and parging that has let go. We look at the wall at the free visit and tell you what it needs.

In the south-end surveys around Doon, the houses are newer. A thin vertical crack in the first year or two is normal shrinkage, and the fill along a new foundation keeps settling for a year or two. When one of those cracks starts to leak, polyurethane injection seals it from the inside, usually without digging. Check your Tarion new-home warranty first, because the builder may owe you the repair.

A crack or a high water table?

Down near the Grand River and the Schneider and Strasburg creeks, the water table runs higher than on the sandhills above. A leak there may be more than one crack. When water comes in at several places, the job has become basement waterproofing, and our Kitchener waterproofing page covers it.

Once a crack through the exposed top of the wall is sealed, a fresh parging coat covers it. We sort out which job your wall needs at the free visit.

Questions

Straight answers

Do you do small foundation crack repairs in Kitchener?

Yes. One leaking crack is a welcome job. Kitchener jobs book onto our Waterloo Region routes. A small job gets the same free written quote as a large one.

I bought a new build in the south end near Doon. Is a thin foundation crack normal?

Usually, yes. Poured concrete shrinks as it cures, and thin vertical cracks in the first year or two are expected. Photograph and date them, and watch for change. Check your Tarion coverage too: the builder may owe you the repair before anyone else does.

How much does foundation repair cost in Kitchener?

Every job is different, so we do not quote a flat rate here. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
