Foundation Repair in Guelph

We repair foundation cracks and leaks across Guelph. A leaking crack in a poured wall usually takes polyurethane injection from inside. A bowing block wall takes carbon fibre straps and a fix for the water pushing on it. An old Royal City stone wall that leaks along many joints is often a waterproofing job, and we say so. Quotes are free, in writing, and the labour carries a lifetime warranty.

Foundation cracks in Guelph are not one problem. The old core near the Speed and Eramosa is full of cut-stone and century-brick homes on stone foundations. Under all of it, shallow limestone sits below drumlin clay-loam.

So the first job is to read the wall you have. A vertical crack that leaks in a poured wall is a small, common repair. A horizontal crack or a stair-step crack in block means the soil outside is pushing. Water that comes through the joints of a stone wall in many places is not a crack repair at all.

The full method, epoxy and polyurethane injection and carbon fibre, is on our foundation repair page. This page is about how those repairs fit Guelph's walls and ground. Send the form for a free written quote. We reply within one business day.

Old Royal City stone: when it is not a crack repair

The cut-stone and century-brick homes through the downtown and the older streets by the rivers stand on stone foundations laid long before anyone sealed a wall. Stone lets water through its joints and faces along its length, so injecting one spot rarely stops it.

When we see that, we tell you the job is basement waterproofing in Guelph, not crack repair, and we quote it that way. We never sell an injection that cannot work on your wall. On a heritage home we keep any repair in scale with the original stonework.

Poured and block walls on clay-loam over limestone

Guelph sits on drumlin clay-loam with limestone bedrock close beneath. The clay-loam holds water, and wet ground presses on a foundation from outside. In a block wall that pressure can show as a stair-step crack along the mortar joints, or as a wall that starts to bow inward.

Most poured-wall cracks are the ordinary kind: a thin vertical shrinkage crack that began to leak when the drainage got tired or a downspout moved. Polyurethane injection seals it from the inside face through to the soil side. We also check the grading and the downspouts, because a crack fix that leaves the water in place will not last.

Hairline or structural: what our Guelph quote tells you

We measure four things: width, direction, movement and offset. A crack under 1/8 in. is usually shrinkage. A crack wider than 1/4 in., one that grows each year, a horizontal crack, or one where one face sits higher than the other needs structural attention.

For a block wall that bows less than about 2 in., carbon fibre straps epoxied to the wall stop further movement. They do not pull the wall straight, and we will not say they do. The written quote names the crack, its cause, the fix and the strap count, so you can compare it with any other quote.

Questions

Straight answers

Who fixes foundation cracks and leaks in a Guelph home?

We do, across Guelph. Our union-certified crews inject leaking cracks with polyurethane, bond dry cracks with epoxy, and reinforce bowing block walls with carbon fibre. The quote is free and in writing, and the labour carries a lifetime warranty for as long as you own the home.

My old Guelph stone foundation leaks in several places. Can you inject it?

Usually not, and we will tell you so. Stone walls leak through joints and faces, so one injection rarely holds. The lasting answer is most often a waterproofing system that collects the water at the footing, or a membrane outside. We look at how the wall is built before we quote.

There is a horizontal crack in my block basement wall. Is it serious?

Treat it as serious. A horizontal crack in a block wall usually means wet ground is pushing on the wall from outside. We measure the crack and any bow, check the drainage, and write down what we find. A moderate bow can take carbon fibre straps, and the water outside must be dealt with too.

How much does foundation repair cost in Guelph?

We do not publish a price, because the jobs are so different. The cost climbs with the number of cracks, whether the fix is a simple seal or structural reinforcement, and whether water management is needed too. The free written quote gives you the real number.

Water is coming through a crack right now. What should I do?

From October to March, send the form and check the box that says water is coming in. Urgent water problems are seen first. Meanwhile, move valuables off the floor and, if it is safe, point a downspout away from the wall. We reply to every request within one business day.
