Concrete Slabs & Garage Pads in Niagara-on-the-Lake
We pour garage pads, shed pads, hot tub pads and shop slabs across Niagara-on-the-Lake, from the estate and winery lots near Virgil and St. Davids to the newer streets in Glendale and the older lots of the Old Town. The ground is well-drained loam over clay, so we build the base for the lot in front of us. Union-certified crews, a free written quote, and a lifetime warranty on labour.

Niagara-on-the-Lake sits on the flat Lake Iroquois plain, sandy and silty loam that drains well, with clay underneath. Lake Ontario keeps the winters milder and the snow lighter than most of the province, but frost still works on a slab every winter. See our Niagara-on-the-Lake page for everything else we do in town.
The full spec, thickness, reinforcement and base depth, is on our concrete slabs and garage pads page. This page is about what a Niagara-on-the-Lake slab needs in particular. Send the form for a free written quote.
Good drainage, clay underneath
The loam on the lakeshore plain drains well, and that helps a slab. It is not a free pass. The clay sits below, and a thin or skipped base still lets a pad heave in a cold year.
So the money goes into the part you do not see. We dig to stable ground, build the granular base up in compacted lifts and slope the pad so melt runs off it and not under it.
Shop slabs and garage pads on estate lots
The estate and winery lots out toward Virgil and St. Davids are large. We size the base, the slab and the steel to what will sit or park on it, so a slab for a truck or a tractor is built heavier than a shed pad.
A detached garage pad is usually a floating slab. We thicken the edges so they carry the walls, pour the slab 125 to 150 mm thick and tie a rebar grid instead of light mesh. Welded wire mesh suits a shed or hot tub pad.
Salt and freeze-thaw on a garage floor
Snowfall near the lake is light, but the freeze-thaw still works on a slab, and a garage floor takes the road salt that drips off a parked car. We pour 32 MPa air-entrained concrete, the mix made for freeze-thaw and de-icing salt, and saw control joints early so the slab cracks where we cut it.
Anchor bolts and a floor that slopes to the door go in on pour day, when they are cheap.
Old Town lots and permits
The Old Town is a designated Heritage Conservation District. A new pad behind a heritage house can be a different job from one on an open estate lot, so confirm with the Town what your property needs before we book the pour.
Most detached garages need a building permit in Ontario, and the cutoff and fee are set by the municipality. We tell you at the site visit which side your project is on. Niagara-on-the-Lake books into our regular Niagara run through the pouring season.
Straight answers
Does the well-drained soil in Niagara-on-the-Lake mean a garage pad needs less base?
Less fighting with water, yes, but not less base. The loam drains well and clay sits under it, and frost still reaches an undersized base. We dig to stable ground, compact the granular base in lifts and grade the pad to shed water.
Can you pour a shop slab or garage pad on an estate lot near Virgil?
Yes. We size the base, the slab and the steel to what will sit or park on it, and we give you a written number after the site visit.
Rebar or wire mesh for a garage pad in Niagara-on-the-Lake?
Rebar. Mesh controls shrinkage cracking and suits light pads like sheds and hot tubs, but a garage floor carries a vehicle, so we tie a 10M rebar grid.
Do I need a permit for a garage pad in the Old Town?
Most detached garages need a building permit in Ontario, and the Old Town is a designated Heritage Conservation District, so confirm with the Town what your property needs. The cutoff and fee are set by the municipality, and we tell you which side your project is on at the site visit.
How much does a garage pad cost in Niagara-on-the-Lake?
The size of the pad, how the crew gets in, and what the ground needs all set the number, so a flat figure would mislead you. We give you a free written quote after a site visit, and the number on it is the number you pay unless you change the job.
