Stouffville has two kinds of concrete. Near the old core around Main Street and Market Street, the steps, walks and aprons have stood for decades. In the newer surveys south and east, the concrete is young, but it sits on fill that keeps settling for a season or two.

Most of that concrete does not need to come out. A crack can be injected, a sunken slab lifted back to grade, a worn surface ground and resurfaced, and a broken step formed and re-poured. The full method for each is on our concrete repair and resurfacing page. This page covers what Stouffville's ground and homes change about the job.

Moraine sand under a slab: the base is the cause

Most of Stouffville sits on the Oak Ridges Moraine, which is sand and gravel. It drains fast, so frost heave is the smaller worry. The bigger one is a base that was not contained and compacted: loose sand washes and shifts, and the slab above it settles unevenly.

So a Stouffville repair starts underneath. A sunken walk or driveway slab can often be lifted back to grade, but only once we know why the base moved. Lifting a slab over a base that is still washing out does not fix the cause.

Lots that straddle sand and farm clay

Out toward Ballantrae and Vandorf, a lot can sit half on moraine sand and half on heavier farm clay. The clay holds water and heaves with frost, so one slab can crack at the clay end and sink at the sand end.

We check the ground across the whole slab before we choose a fix. A repair that suits the sandy stretch may not hold on the clay stretch beside it.

New subdivisions: settled fill and builder pours

Fresh subdivision fill keeps settling for a season or two. A walk, step or garage apron poured soon after possession can drop or crack as the ground under it moves. We check how the lot has settled before choosing between lifting, patching or a re-pour.

Lifting is often the quicker answer. Mudjacking uses a sand-and-cement slurry and wants 24 to 48 hours before traffic. Polyurethane foam takes traffic the same day.

Older homes near Main Street: steps and parging

Dropped front steps and failed parging are the repairs we see most on the older foundations near the core. Steps can often be levelled, or the broken treads and edges formed and re-poured with air-entrained 32 MPa mix, instead of a full tear-out. A worn but sound surface can be ground back and given a bonded overlay.

A bright new patch shows beside old work, so we colour-match as close as cured concrete allows. Stouffville is a planned-route area for us, so jobs book into trips with a real date.

When a crack is a foundation or water question

A crack in a walk or a garage slab is a repair job. A crack in a basement wall that leaks every spring, or one that keeps growing, is a different question.

Questions

Straight answers

Should I repair or replace the cracked concrete at my Stouffville home?

It depends on the damage and the base under it. We find the cause before we quote the fix, and we say so plainly when replacement is the better spend. The free written quote says which one your concrete needs, and why.

Can you lift a sunken walk or driveway in Stouffville instead of replacing it?

Often, yes. We pump material through small holes drilled in the slab to fill the void under it and float it back to grade. Mudjacking wants 24 to 48 hours before traffic; polyurethane foam takes traffic the same day. On moraine sand we first find out why the base moved, so the slab does not sink again.

Our subdivision home is new and the walkway already cracked. Is that a repair job?

Often it is. New-subdivision fill keeps settling for a season or two, and a slab poured on it can crack or drop. We check how the ground has settled, then lift, inject or re-pour depending on what we find.

How much does concrete repair cost in Stouffville?

There is no honest flat rate. The cost moves with the size of the area, the base and soil, access, how severe the damage is and the season. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
