South Slope clay-loam and frost heave

Most of Bowmanville sits on South Slope till, a clay-loam the glaciers left. It drains slowly and holds water. When that water freezes under a slab on a thin base, it lifts the concrete. That is frost heave.

The fix is depth and drainage, not just thicker concrete. We excavate to stable material, build the granular base up in compacted layers, and grade the driveway so melt water runs off the slab and away from the house.

Near the lake: high water and freeze spray

Closer to Lake Ontario, the ground changes to the old shoreline plain: sand over clay, with a water table that sits high near the older streets. There we look at where water goes before we set a form: the grade, the downspouts that empty onto the driveway, and whether the base needs a way out for water.

Air-entrained concrete is the defence against freeze-thaw and salt. The small air voids give freezing water room to expand, so the surface does not flake. A broom finish gives grip in ice season.

New surveys and older homes

On a new lot in north or west Bowmanville, the fill keeps settling for a season or two. We check the ground before we pour anything flat, and we usually suggest waiting until after the first full spring. It is a good time to widen the driveway or add a pad beside it, in one pour.

Near downtown, replacing a driveway starts with tear-out. We break out the old slab, haul it away, fix the base problem that cracked or lifted it, and pour new.
