Acton sits at the high north end of Halton Hills, on Halton clay till over limestone. Clay holds spring meltwater and rain against a foundation for weeks, and that water pushes through the weakest point in the wall: a crack, a tie hole, an open mortar joint or the seam where the floor meets the wall.

Clay over limestone, and the spring melt

Acton is higher, cooler ground than most of Halton, up near the watershed where the land tips between the Credit and the Grand. The clay till holds water, and on this high ground the limestone bedrock often runs close to the surface. Water that cannot soak down through the clay sits beside the foundation and looks for a way in.

A coat of waterproof paint on the inside wall does not stop that pressure; it blisters off. A stone-and-mortar foundation lets water through along its joints, not at one tidy crack, so injecting a single spot rarely stops a leaking stone wall. After a century, the parging crumbles and the mortar joints open, and the wall starts to weep each spring.

We start with what the inspection finds, not with the biggest system we can sell. Where the seepage runs along the whole wall, an interior weeping-tile system that collects water at the footing and pumps it out is often the lasting answer, and it goes in without digging up the yard. Where the wall itself is breaking down from constant wet, an exterior dig with a membrane and new weeping tile keeps the wall dry. Where one poured wall leaks at one crack, crack injection is the smaller fix.

Low ground near Black Creek and Fairy Lake

Black Creek runs through town and feeds Fairy Lake at Prospect Park, and the low ground near the water holds a higher water table after the melt. We are plain about what a repair can do there: no product makes a high spring water table disappear. What a system can do is collect the water at the footing and pump it away, so the basement stays dry while the ground around it is wet.
