Foundation Repair in Acton
We repair poured, block and old stone foundations in Acton: leaking cracks injected to full depth, bowing block walls held with carbon fibre straps, and a plain call on whether your crack is harmless shrinkage or needs work. Acton sits on Halton clay till over limestone, and its oldest homes stand on stone-and-lime-mortar walls, so we check how the wall is built before we quote. The quote is free and written, and the labour carries a lifetime warranty.

Acton sits at the high north end of Halton Hills, on Halton clay till over limestone. Clay holds spring meltwater against a foundation for weeks, and on this high ground the bedrock often runs close to the surface, so water that cannot soak down sits beside the wall.
Much of the town is old. The blocks around Mill Street carry brick and stone homes well past a century old, many on stone-and-lime-mortar walls from the tannery years.
The full method, from epoxy and polyurethane injection to carbon fibre straps, is on our foundation repair page. This page is about what Acton's ground and its mix of old and newer homes change about the job.
Old stone walls off Mill Street
A stone-and-mortar foundation does not crack in one tidy line. After a century the parging crumbles, the mortar joints open and the wall starts to weep each spring. Injecting a single spot rarely fixes a wall like that, so we look at the joints, the parging and the drainage outside before we choose a repair.
We start with what the inspection finds, not with the biggest system we can sell. A stone wall does not want the same fix as a poured one.
Clay over limestone, and what it does to a wall
When the clay is saturated it pushes sideways on the foundation, and when frost reaches it the ground heaves. On a block wall that push is what starts bowing and stair-step cracks. A bow under roughly 2 in. is usually held with carbon fibre straps, epoxied to the wall and anchored top and bottom. They stop the wall where it stands; they do not pull it straight.
That is why a crack repair here looks outside the wall as well as inside it: where the downspouts drop their water, whether the ground slopes toward the house, and whether the drainage still carries water away. A wall that keeps getting pushed will keep cracking.
Newer lots, and when a crack is a wet-basement job
On a newer home at the edge of town, a thin vertical crack in the first year or two is normal shrinkage. If it starts to leak, polyurethane injection seals it from the inside, usually without digging.
The low ground near Black Creek and Fairy Lake holds a higher water table after the melt. When water is not coming through one crack, the job may be basement waterproofing rather than a crack repair. We sort out which job your wall needs at the free visit.
Straight answers
Can you repair a cracked stone foundation on an old Acton house?
Yes. Many homes around Mill Street stand on stone-and-lime-mortar walls, and those walls leak along their joints rather than at one crack. We patch and re-parge the exposed wall, inject any cracks that are leaking, and sort out the grading and drainage feeding the problem. We look at how the wall is built before we quote.
Do you do small foundation crack repairs in Acton?
Yes. One leaking crack is a welcome job. Acton jobs book into our regular Halton routes, and a small job gets the same free written quote as a large one.
My Acton basement wall is bowing. Does it need to be replaced?
Rarely. A bow under roughly 2 in. is usually held with carbon fibre straps. The wet clay outside pushed it in, so grading, downspouts and drainage have to stop feeding that pressure too.
My newer Acton home has a crack in the basement wall. Is it serious?
Often it is not. Thin vertical cracks in the first year or two are normal shrinkage. A crack that leaks, grows through a season, runs horizontally or has one side sitting proud of the other is a different matter. We measure it at the free visit and tell you plainly which kind it is.
How much does foundation repair cost in Acton?
There is no honest flat rate. The crack, the wall type, access and the cause all set the job, so we quote on inspection. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
