Parging in Whitby
We re-parge the exposed foundation band on Whitby homes: the grey cement coat above grade that cracks, sounds hollow and comes off the wall. We strip it back to sound material and recoat so the wall sheds water again. The quote is free and written, and the labour carries a lifetime warranty.

Whitby splits into two markets, and parging calls come mostly from the older one: brick, pre-war homes around the heritage main streets and the streets running toward Port Whitby and the harbour, sitting on original foundations.
Those homes have taken decades of freeze-thaw and shoreline damp. Once the coat cracks, water gets behind it, freezes, and pops more of it loose every winter.
The full method, from bonding agent to coat thickness to mesh, is on our parging page. This page is about why parging fails on Whitby walls and what we do so the new coat lasts.
Why parging comes off Whitby foundations
Parging is the cement coat over the block or poured wall. It takes the weather so the wall behind it does not have to.
The old streets near Port Whitby and the downtown core sit on the Lake Iroquois shoreline plain, where old beach deposits keep the water table close under the surface. Add the freeze spray that rolls off Lake Ontario all winter and the road salt that follows it, and a coat that has started to crack loses ground every year.
The signs are easy to spot: a hollow sound when you tap it, grey flakes in the garden bed, and bare block where a patch has already gone.
How we re-parge an older wall
We sound the whole exposed band and strip every hollow or loose patch back to solid material, then clean off dust and old paint. The wall is dampened and given a bonding agent, because fresh mortar will not hold a dry, dirty face on its own. Fibreglass mesh goes over patches, filled voids and changes in material.
Painting over a failing coat seals moisture in, so we do not do it. If the wall has already been painted, plan on stripping back to sound material first.
Newer homes in Brooklin and the north
Inland toward Brooklin the soil firms up into clay-loam till, and the homes in Pringle Creek, Williamsburg and Rolling Acres are newer. If a coat there has cracked or chipped, we can look at it and give you a free written quote.
Booking a Whitby job
Whitby sits on the Durham lakeshore, on the east side of Toronto, a long way from our southwest-Ontario routes. We group Whitby jobs into planned trips and book you a real date rather than promising same-week. Parging patches get folded into the same trip as bigger work.
Straight answers
Why is the parging falling off my downtown Whitby foundation?
On a house this old the coat has usually taken decades of freeze-thaw and shoreline damp. Once it cracks, water gets behind it, freezes, and pops more of it loose every winter. We strip what has let go and recoat so the wall sheds water again instead of holding it.
Can I just paint over the crumbling parging?
No. Paint seals moisture in instead of out, and the next freeze works underneath where you cannot see it. Plan on stripping back to sound material before anything new goes on.
What does parging cost in Whitby?
We do not quote a flat rate. The cost depends on how much of the wall has failed, how much prep it needs and how tight the access is. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
Do you take small Whitby parging patches?
We do. Parging patches and crack fixes get folded into the same Whitby trip as bigger jobs. Small work still gets a written quote and still carries the lifetime labour warranty.
