Parging in Mississauga

We re-parge the exposed foundation band on Mississauga homes. The postwar streets in Port Credit, Lakeview, Clarkson and Lorne Park sit on clay with a high water table, and water held against the wall is what pushes old parging off. We strip back to sound material, bond a fresh coat, and book the work into planned trips into the GTA. Parging needs a frost-free cure, so we only parge while the weather allows. The quote is free and written, and the labour carries a lifetime warranty.

Mississauga was built in waves. The lakeshore villages came first: Port Credit, Lakeview, Clarkson and Lorne Park sit on postwar lots near the water, and Streetsville has been a village on the Credit River since the 1820s. The foundations there have been through decades of Ontario winters, and a lot of the parging on them shows it.

The ground makes it worse. The lower city, below the old Lake Iroquois shoreline, sits on clay and silt laid down in glacial lake water, with a water table that runs high near the Credit and Lake Ontario. Clay drains slowly, so spring melt stays against a foundation wall for weeks. Water that sits against the wall gets behind the parging, freezes, and pushes it off.

The full method, from bonding agent to coat thickness to mesh, is on our parging page. This page is about where parging fails in Mississauga, and what we do so the new coat lasts.

Where the parging fails in Mississauga

Parging is a sacrificial skin. It takes the weather, the salt spray off the driveway and the string-trimmer hits so the wall behind it does not have to. On the older streets near the lake, much of it has done that job for a long time.

To the north, Erin Mills, Meadowvale, Churchill Meadows and Lisgar are newer subdivisions. Their parging is younger, but a thin band or a strip hit by a string trimmer still lets water at the wall.

How we re-parge a Mississauga wall

We sound the whole exposed band and strip every hollow or loose patch back to solid material, then clean off dust and old paint. The wall is dampened and given a bonding agent, because fresh mortar will not hold a dry, dirty face on its own. Fibreglass mesh goes over patches, filled voids and changes in material.

The coat goes on a quarter to three-eighths of an inch thick, in two passes on a rough wall, and is kept damp while it cures. Where the old coat failed because of water, we look at why before the new coat goes on, so it does not fail the same way.

Painting over crumbling parging does not fix it. The paint seals moisture in, the next freeze works under the coat, and all of it has to come off before new mortar will bond.

When the work gets done

Parging needs temperatures above 5°C and a frost-free cure, which here means roughly mid-April to October. A coat that freezes before it cures usually fails by spring, so we move a job rather than parge into a cold snap.

Mississauga sits east of our home routes, reached down the 401 and 407, so jobs in the city book into planned trips into the GTA and get real dates rather than a same-week promise. If your wall is flaking now, get the quote now.

Parging or a water problem?

Parging sheds weather above grade. It is not waterproofing. If a lakeshore basement takes on water in a wet spring, the fix may be crack injection, regrading the ground away from the house, or basement waterproofing in Mississauga. Once the water is dealt with, a fresh parge protects the wall above grade.

If the wall behind the coat is cracked or moving, foundation repair comes first, then the parge. We tell you which at the free visit. From October to March, water actively coming in can be flagged urgent in the quote form, and urgent water problems are seen first.

Questions

Straight answers

Why is the parging coming off my house near Port Credit or Lakeview?

Mostly age and water. The lakeshore streets are postwar, and they sit on lake clay with the water table running high near the Credit and Lake Ontario. The clay holds melt against the wall, water gets behind the coat, freezes, and pushes it off. We strip back to sound material and bond a fresh coat so it holds.

We have a newer house in Churchill Meadows. Does the parging need work?

Sometimes. A thin band, a patch behind the front steps or a coat damaged by a string trimmer still lets water at the wall. We take small jobs, and they get the same written quote and the same lifetime warranty on labour as a full foundation.

Can you parge my Mississauga foundation this fall?

Only while the weather allows. Parging needs temperatures above 5°C and a frost-free cure, roughly mid-April to October here. Mississauga jobs book into planned trips into the GTA, and we do not parge into a cold snap.

Will new parging stop water in my basement?

Not on its own. Parging protects the wall above grade. Water coming in below grade needs its own fix, such as crack injection, regrading or waterproofing. We tell you which at the free visit.

What does parging cost in Mississauga?

There is no honest flat rate, because the cost is mostly prep. The height and length of the exposed band, how much old coat or paint has to come off, whether the wall needs two passes and mesh, and the access around the house all move it. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
