Hamilton is split by the Niagara Escarpment, and the split shows up in the parging. Below the Mountain, the lower city holds the oldest housing in the region: street after street of pre-war brick on stone and early concrete block foundations through the North End, the east end and the core. Up top, the Mountain carries postwar bungalows with younger walls.
Parging is a sacrificial skin. The band of mortar between the grade and the brick takes the snow piled against it, the salt spray off the street and the meltwater running down the wall, so the structural wall behind it does not have to. When it cracks, sounds hollow when you tap it, or comes away in sheets, the stone or block behind it starts to take the freeze-thaw damage the coat used to take.

Why parging lets go on lower-city foundations
Start with what the coat sits on. A stone or early block foundation has an uneven face with many joints. Water gets into every gap behind the coat, freezes, and pushes the parge off in plates. That is freeze-thaw delamination, and Hamilton winters, with lake-effect snow and heavy road salt, give it plenty of chances.
The ground makes it harder. The lower city sits on the old Lake Iroquois plain, on heavy lake clay with a water table that runs high near the harbour. Wet clay keeps the bottom of the wall damp, and a damp wall feeds water to the back of the coat. So on a lower-city house a failing parge is sometimes just an old coat, and sometimes a sign that water is coming through the wall. Paint makes it worse. A crumbling parge coat often gets a coat of paint to tidy it up, and the paint seals moisture in instead of letting it out. The next freeze works behind the paint where you cannot see it. If your parging has been painted, plan on stripping it back to sound material before any new coat goes on.
How we re-parge a Hamilton wall
Prep decides the result. The crew sounds the exposed band and strips every hollow, cracked or loose section back to material that holds, then cleans off dust, old paint and anything the new mortar cannot grip. The wall gets dampened and a bonding agent goes on, because fresh mortar will not hold a dry, dirty old face on its own. Where the coat crosses patches, filled voids or a change from stone to block, fibreglass mesh ties it together so it does not crack along the seam.

Parging or a water problem?
Parging is a weather skin, not waterproofing. It sheds rain and protects the wall above grade. It will not stop water that is coming through the foundation below grade. In the lower city, where old walls sit in wet clay, that difference matters. If moisture pushes out from behind the coat, if the same crack opens again through every recoat, or if the basement inside is damp, a fresh coat on its own will not fix it.
When that is the case, the crack or the drainage gets handled first, and the parge goes on last. We do both, so we have no reason to sell you the wrong one.

The parging on my lower-city Hamilton house is falling off. Is that normal?
It is a common problem on older foundations. Many lower-city homes are pre-war brick on stone or early block walls, and parging is a sacrificial skin that takes the freeze-thaw and road salt. Will new parging fix my damp Hamilton basement?
