Foundation Repair in Oshawa
We repair foundation cracks and leaks across Oshawa, from the older lakeshore streets to the north-end surveys around Windfields and Kedron. A leaking crack in a poured wall usually takes polyurethane injection. A dry, dormant crack takes epoxy. A block wall that bows less than about 2 in. takes carbon fibre straps, plus a fix for the water pushing on it. Quotes are free and in writing, and the labour carries a lifetime warranty.

Oshawa has two kinds of ground, and they crack foundations in different ways. The south end sits on the old Lake Iroquois shoreline plain, washed sand and clay with a high water table near the harbour. North and inland, the ground turns to clay-loam till. Clay holds water against a wall long after the snow is gone, and it heaves when frost reaches under it.
The homes differ as much as the soil. The lakeshore streets at Lakeview and the blocks behind downtown carry the oldest housing in the city, much of it on walls that were never sealed to a modern standard. The north end is new: Windfields, Kedron and the Taunton corridor are still filling in with family subdivisions.
The full method, epoxy and polyurethane injection and carbon fibre, is on our foundation repair page. This page is about how those repairs fit Oshawa's ground and homes. Send the form for a free written quote. We reply within one business day.
Older walls on the lakeshore plain
Below the old shoreline bluffs north of Highway 401, around Grandview Street and Ridgemount, the water table sits high near the harbour. Older foundations on the lakeshore streets and behind downtown often take on water through spring melt and heavy fall rain. Water finds the weak spot: a crack, a tie hole or a tired joint.
A single leaking crack is a small repair. Several leaks along one wall, or water at the floor joint, usually means the job is water management, not crack filler. When we see that, we tell you it is basement waterproofing in Oshawa, and we quote it that way.
North-end homes on clay-loam till
In Windfields and Kedron, the clay-loam till keeps shifting for a season or two after a build. Most poured walls also get thin shrinkage cracks as the concrete cures. A hairline under 1/8 in. is usually that kind, and it is common.
A shrinkage crack becomes a problem when it leaks, grows or opens and closes with the seasons. Polyurethane injection seals a leaking crack and stays flexible as the wall moves. We also check the grading and the downspouts, because water sitting against the wall is usually what keeps the crack working.
Hairline or structural: what our Oshawa quote tells you
We measure four things: width, direction, movement and offset. A crack past 1/4 in., one that grows each year, a horizontal crack in a block wall, or one where one face sits higher than the other needs structural attention.
For a block wall that bows less than about 2 in., carbon fibre straps epoxied to the wall stabilize it. Past that, steel bracing or rebuilding a section comes into the discussion. The written quote names the crack, its cause and the fix, so you can compare it with any other quote.
Straight answers
Who fixes foundation cracks and leaks in an Oshawa home?
We do, across the whole city, from the lakeshore to the north end. Our union-certified crews inject leaking cracks with polyurethane, bond dry, dormant cracks with epoxy, and reinforce bowing block walls with carbon fibre. Oshawa jobs are booked on planned trips east along the lakeshore, so we give you a real date, not a same-week promise. The quote is free and in writing, and the labour carries a lifetime warranty for as long as you own the home.
My south Oshawa basement leaks at one crack every spring. Can you just inject it?
If it is one crack in a poured wall, yes, polyurethane injection is the usual fix. If water also comes in at other spots or at the floor joint, the high water table near the harbour is pushing on the whole wall, and a waterproofing system is the lasting answer. We look first and tell you which one it is.
Our new home in Windfields has a crack in the basement wall. Is that normal?
A thin vertical crack under 1/8 in. in a poured wall is usually shrinkage, and most new walls get some. Watch it. If it leaks, grows, or one side sits higher than the other, have it looked at. The clay-loam ground around a new foundation keeps moving for a season or two, so a crack that changes is worth a visit.
How much does foundation repair cost in Oshawa?
We do not publish a price, because the jobs are so different. The cost turns on severity (how many cracks, and whether the fix is a seal or reinforcement), access to the wall, the soil around the home and the season. The free written quote gives you the real number, and the number we write down is the number you pay unless you change the job.
