Foundation Repair in Oakville
We repair foundation cracks and leaks across Oakville, from the older streets near the lake to the new surveys north of Dundas. A leaking crack in a poured wall usually takes polyurethane injection. A dry, dormant crack takes epoxy. A block wall that bows less than about 2 in. takes carbon fibre straps, and a fix for the water pushing on it. Quotes are free and in writing, and the labour carries a lifetime warranty.

Most of Oakville sits on Halton till, a dense silt-to-clay soil over soft Queenston shale. Clay drains slowly. After a wet spring or a fast melt, it stays soaked against a foundation wall for weeks, and that wet soil pushes on the wall the whole time. That is why the same crack that stays dry in sandy ground can leak in Oakville.
Oakville also has two kinds of homes. The established south, around Old Oakville, Bronte, Glen Abbey, River Oaks and Joshua Creek, has walls that are decades old. North of Dundas, The Preserve, Glenorchy, Joshua's Meadows and Oakvillage are new builds on disturbed clay fill. The cracks we see in each are different, and so is the fix.
The full method, epoxy and polyurethane injection and carbon fibre, is on our foundation repair page. This page is about how those repairs fit Oakville's ground and homes. Send the form for a free written quote. We reply within one business day.
Older walls near the lake and the creeks
Sixteen Mile Creek and Bronte Creek cut down through the town to the lake. The low ground along them and near the shore carries a higher water table, and older foundations there often go damp in spring. When wet clay holds water against an aging wall, the water finds the weak spot: a crack, a tie hole or a tired joint.
A single leaking crack is a small repair. Several leaks along one wall, or water at the floor joint, usually means the job is water management, not crack filler. When we see that, we tell you it is basement waterproofing in Oakville, and we quote it that way.
New builds north of Dundas: cracks in the first years
The new surveys are built on disturbed clay fill, and the ground along a fresh foundation keeps moving for a year or two. Most poured walls also get thin shrinkage cracks as the concrete cures. A hairline under 1/8 in. is usually that kind, and it is common.
A shrinkage crack becomes a problem when it leaks. Polyurethane injection seals a leaking crack, and it stays flexible as the wall moves with the seasons. We also check the grading and the downspouts.
Hairline or structural: what our Oakville quote tells you
We measure four things: width, direction, movement and offset. A crack past 1/4 in., one that grows each year, a horizontal crack in a block wall, or one where one face sits higher than the other needs structural attention.
For a block wall that bows less than about 2 in., carbon fibre straps epoxied to the wall stabilize it. Past that, steel bracing or rebuilding a section comes into the discussion. The written quote names the crack, its cause and the fix, so you can compare it with any other quote.
Straight answers
Who fixes foundation cracks and leaks in an Oakville home?
We do, across the whole town, south and north of Dundas. Our union-certified crews inject leaking cracks with polyurethane, bond dry, dormant cracks with epoxy, and reinforce bowing block walls with carbon fibre. Oakville jobs ride our Halton routes off the Burlington and Waterdown side. The quote is free and in writing, and the labour carries a lifetime warranty for as long as you own the home.
Our new home in The Preserve has a crack in the basement wall. Is that normal?
A thin vertical crack under 1/8 in. in a poured wall is usually shrinkage, and most new walls get some. Watch it. If it leaks, grows, or one side sits higher than the other, have it looked at. The ground along a new foundation north of Dundas keeps moving for a year or two, so a crack that changes is worth a visit.
Our basement near Sixteen Mile Creek leaks at one crack every spring. Can you just inject it?
If it is one crack in a poured wall, yes, polyurethane injection is the usual fix. If water also comes in at other spots or at the floor joint, the high water table near the creek is pushing on the whole wall, and a waterproofing system is the lasting answer. We look first and tell you which one it is.
How much does foundation repair cost in Oakville?
We do not publish a price, because the jobs are so different. The cost turns on the number of cracks, whether the fix is a seal or reinforcement, how far the wall has moved, access, and whether drainage work is needed. The free written quote gives you the real number, and the number we write down is the number you pay unless you change the job.
