Foundation Repair in Mississauga

We repair foundation cracks and leaks across Mississauga, from the lakeshore streets in Port Credit, Lakeview, Clarkson and Lorne Park to the newer surveys in the north. A leaking crack in a poured wall usually takes polyurethane injection from inside, in one visit. A bowing block wall takes carbon fibre straps and a fix for the water pushing on it. A lakeshore wall that leaks in many places is often a waterproofing job, and we say so. Quotes are free, in writing, and the labour carries a lifetime warranty.

Foundation cracks in Mississauga follow the age of the street and the ground under it. The old lakeshore belt below the Lake Iroquois shoreline sits on clay and silt laid down in glacial lake water, with a water table that runs high near the Credit River and Lake Ontario. Inland and to the north, the land is clay till. Both are clay, and clay holds water against a wall.

So the first job is to read the wall you have. A vertical crack that leaks in a poured wall is a small, common repair. A horizontal crack or a stair-step crack in block means the soil outside is pushing. Water that comes in at many points along an old wall is not a crack repair at all.

The full method, epoxy and polyurethane injection and carbon fibre, is on our foundation repair page. This page is about how those repairs fit Mississauga's walls. Send the form for a free written quote. We reply within one business day.

The lakeshore: postwar walls in wet clay

Port Credit, Lakeview, Clarkson and Lorne Park were built on postwar lots near the water, and Streetsville has been a village on the Credit since the 1820s. Many of these foundations are postwar poured concrete or early block. They have sat in damp clay for decades, and their first weeping tile has often clogged with silt.

When the tile stops working, water stays at the footing and pushes on the wall. On a block wall, that pressure can show as a stair-step crack along the mortar joints, or as a wall that starts to bow inward. When an old wall leaks along its length, one injection rarely stops it. Then we tell you the job is basement waterproofing in Mississauga, not crack repair, and we quote it that way.

The northern surveys: newer poured walls on clay till

Erin Mills, Meadowvale, Churchill Meadows and Lisgar are newer subdivisions on clay till. Almost every poured wall has shrinkage cracks. Concrete shrinks as it cures, and a thin vertical crack in the first years is normal, not damage.

When a thin vertical crack starts to leak, polyurethane injection seals it to full depth, even while it leaks, and most single-crack jobs take two to four hours. We also check the grading and the downspouts, because a crack fix that leaves the water in place will not last.

Hairline or structural: what our Mississauga quote tells you

We measure four things: width, direction, movement and offset. A crack under 1/8 in. is usually shrinkage. A crack wider than 1/4 in., one that grows each year, a horizontal crack in block, or one where one face sits higher than the other needs structural attention.

For a block wall that bows less than about 2 in., carbon fibre straps epoxied to the wall stop further movement. They do not pull the wall straight, and we will not say they do. Mississauga jobs book into planned trips into the GTA with firm dates. The written quote names the crack, its cause and the fix, so you can compare it with any other quote.

Questions

Straight answers

Who fixes foundation cracks and leaks in a Mississauga home?

We do, across the whole city, from the lakeshore to the northern surveys. Our union-certified crews inject leaking cracks with polyurethane, bond dry cracks with epoxy, and reinforce bowing block walls with carbon fibre. The quote is free and in writing, and the labour carries a lifetime warranty for as long as you own the home.

My postwar basement near Port Credit leaks in several places. Can you inject it?

Usually not, and we will tell you so. Near the lake, wet clay and a high water table push water at the whole wall, and an old weeping tile has often silted shut. One injection rarely holds against that. The lasting answer is most often a waterproofing system that collects the water at the footing, or a membrane outside. We look at the wall before we quote.

I found a thin vertical crack in my newer poured basement wall in Meadowvale. Is it serious?

Usually not. Most thin vertical cracks in poured walls are shrinkage from curing. If it is dry and stays the same width, it needs watching, not a repair. If it leaks, polyurethane injection seals it in one visit. If it grows each year, or one side sits higher than the other, we measure it and tell you what it means.

How much does foundation repair cost in Mississauga?

We do not publish a price, because the jobs are so different. The cost turns on the number of cracks, whether the fix is a seal or reinforcement, and whether the job grows into sealing plus water management. A single crack injection is one of the smaller jobs in foundation work. The free written quote gives you the real number.

Water is coming through a crack right now. What should I do?

From October to March, send the form and check the box that says water is coming in. Urgent water problems are seen first. Meanwhile, move valuables off the floor and, if it is safe, point a downspout away from the wall. We reply to every request within one business day.
