Concrete Walkways & Steps in Waterford
We build and rebuild concrete walkways, front steps and porches across Waterford, the pond town at the top of Norfolk County, from century-home entrances that have settled out of level to new walks on the newer streets. Waterford sits where sandy ground gives way to heavier soil, and the ponds keep the water table high on that side of town, so we check your ground first and plan the footing and the drainage together. Union-certified crews, a free written quote, and a lifetime warranty on labour.

Waterford is known for its stately older homes, brick and frame houses with a hundred-plus years of porches, foundations and front walks. After that many winters, the entrance is often the first thing to go: a step that has settled out of level, a walk panel that tips toward the house, a porch corner that has let go.
The ground does not help you guess the cause. Waterford sits near the top of the Norfolk sand plain, where sandy soil starts to give way to heavier soil on the road north. Sandy lots drain fast but lose support where runoff concentrates, which undermines step footings and walk edges. The heavier pockets hold moisture longer and move more with frost. Two entrances a few streets apart can fail for different reasons.
The full method, footings, riser heights, mix, thickness and cure times, is on our concrete walkways and steps page. This page is about what Waterford's ground and homes change. The site visit and the written quote are free.
Century-home entrances: matching older grades
Old front steps and walks were laid to the grades of their day, and the house, the porch and the path have since settled by different amounts. Pouring a new set of steps to meet a doorsill that has moved means setting the landing height, the risers and the walk slope together, so the new work does not copy the old problem.
Where the steps attach to the house, new work gets footings dug to about 1.2 metres, below the frost line, or is doweled into the foundation wall where that is the sounder detail. Where the foundation wall itself is crumbling at grade, we say so at the site visit, because steps should not be tied to a wall that needs repair first. Our parging and foundation repair work often goes hand in hand with an entrance rebuild on these homes.
Pond-side and trail-side lots: water first
Near the ponds and the low ground along the old rail corridor, the water table stays high and the ground can stay soft into May. A freestanding walkway there floats on a compacted granular base with 100 mm (4 in.) of 32 MPa air-entrained concrete on top. The base and the slope matter more than the slab: the path needs a fall that sheds water off it, not along its edge or under it.
On sandy lots, the usual cause of a dropped step is water. A downspout or a low spot in the grading sends runoff beside the footing, and the sand under one corner washes out. The fix is to rebuild or relevel the steps and to move the water, so the new work does not fail the same way.
Repair, relevel or rebuild?
Not every worn step needs replacing. Steps that are sound but have settled can sometimes be lifted back into place once the water problem is fixed. Spalled corners on a sound porch slab are resurfacing work, covered by our concrete repair and resurfacing service. Steps that are cracked through or have settled badly, especially where water has been getting at them for years, get rebuilt on proper footings.
We tell you which one you have at the free site visit, before any talk of money. A failing walkway can also be fixed panel by panel, so you pay for the broken sections, not the whole path. Waterford sits on our run between Simcoe and Brantford, so even a short walkway or one set of steps books into a regular route day.
Straight answers
The steps at our century home have settled out of level. Can they be fixed?
Usually. If the steps are sound and only settled, they can sometimes be lifted back into position once the cause is fixed. If they are cracked through or have settled badly, they are rebuilt on footings below the frost line. We tell you which you have, and why, at the free site visit.
We back onto the ponds. Is the ground too wet for a new walkway?
Almost never too wet to build, but often too wet to build carelessly. Lots near the ponds and the trail corridor can hold a high water table well into spring, so we check how the ground behaves first. The usual answer is a compacted granular base and a slope that keeps surface water moving away from the path.
Can you rebuild the walkway and the steps together?
Yes. Doing them as one project lets us set the path grade, landing height, riser spacing and drainage together, instead of making new work meet a failed piece. The written quote can show the walkway and the steps separately, so you can see what each part adds.
How much do new concrete steps cost in Waterford?
Steps are quoted by the job, not by area. The number of risers, the total height, the footings, the drainage work and the tear-out of the old set drive the cost more than size does. The site visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
Is Waterford too small to get on your schedule?
No. Waterford sits directly on our run between Simcoe and Brantford, so a step rebuild or a short walkway books into a scheduled day, with a written quote and the lifetime warranty on labour.
