East Gwillimbury is four old villages, Holland Landing, Sharon, Queensville and Mount Albert, with new subdivisions filling the land between them. See our East Gwillimbury page for everything else we do in town.
The full method is on our concrete walkways and steps page. This page covers what East Gwillimbury ground changes about that job.
New streets: steps on fill that is still settling
Much of the new building in Sharon, Queensville and Holland Landing sits on land that was a field or a farm a short time ago. The lot is now graded fill, and fresh fill keeps settling for a season or two after the builder leaves. Steps poured straight onto it can sink and tip away from the door.
That tip opens a gap along the foundation wall, and the gap sends water down toward the basement. So on a new home we check the compaction first. Where steps or a porch attach to the house, we bear them on footings below the frost line, about 1.2 m, or tie them to the structure. A free-standing front path can sit on a compacted granular base, and we tell you which case your door is.
Older village homes: steps that have settled
The older brick homes in Holland Landing and Mount Albert are where we see front steps that have settled, pulled away from the house or cracked through.
If the steps are sound and only the surface is breaking down, a rebuild may be the wrong answer. See our concrete repair in East Gwillimbury for that. When old steps or a path have to come out, our concrete removal in East Gwillimbury page covers it.
Near the Holland River: a base that drains
The town sits along the East Holland River, and the land falls to the west into the Holland Marsh lowlands. Near the river and the marsh edge, the soil is soft and organic and the water table is close to the surface.
On a lot like that, steps and porches that attach to the house still need footings below the frost line, about 1.2 m. South of town, the sandier Oak Ridges Moraine ground drains better.
Planned trips north
East Gwillimbury is at the north end of York Region, a long way from our home routes. We book walkways and steps here into planned trips north and give you real dates, not a same-day truck. We reply to every request within one business day.
Straight answers
We just moved into a new home in Sharon. Can we pour the front walkway and steps now?
It depends on the steps. A free-standing path can go on a well-compacted base. Steps that attach to the house need footings below the frost line, about 1.2 m. We check the compaction on the site visit and tell you what is ready.
Our front steps in Holland Landing have pulled away from the house. Do they need replacing?
Not always. We look at the cause first. If the steps are solid and have only sunk, they can sometimes be lifted back into position. If they have failed, we rebuild them on footings below the frost line.
Is the ground near the Holland River a problem for a concrete path?
It can be. The soil near the river and the marsh is soft and organic, with a high water table. Steps and porches that attach to the house need footings below the frost line, about 1.2 m.
How much do concrete walkways and steps cost in East Gwillimbury?
The size, the number of risers, the footings and the finish set the price. We do not post a flat number. You get a free written quote after a site visit, and the number on the quote holds unless you change the job.
