Parging in Port Dover, Norfolk County
We re-parge the exposed foundation band on Port Dover homes, from the cottage lanes near the beach to the older blocks up from the harbour. Lake spray keeps the lower wall wet through winter, and sandy ground can wash out from the base of the coat. We strip back to sound material, bond and mesh a fresh coat and cure it properly. Port Dover books into our regular Norfolk County lakeshore runs, the quote is free and written, and the labour carries a lifetime warranty.

Port Dover is a lake town with a mix of old cottages, older blocks up from the harbour near the Lynn River and newer retiree builds.
Parging is a sacrificial skin on the exposed foundation band. It takes the snow piled against the wall, the spray and the meltwater running down the siding, so the wall behind it does not have to. When it cracks, sounds hollow and comes off in sheets, the foundation starts taking that damage instead.
The full method is on our parging page. This page is about what is different in Port Dover: the lake, the sand and the age of the cottages. Even a one-wall patch gets a real visit and a written number.
Why parging fails near the lake
Lake Erie is the shallowest of the Great Lakes and the quickest to freeze. A shore like that throws spray over everything near the water, and a sprayed surface goes through the freeze-thaw cycle far more times a season than a wall a few streets inland. Water gets into a hairline crack or behind a weak bond, freezes, and pushes the coat a little further off the wall.
Older cottage walls make it worse. New cement put over dusty, damp or crumbling material never bonds properly. That is why some parging flakes off again a winter or two after a quick patch.
Paint hides the problem and keeps it going. A crumbling coat gets painted to tidy it up, the paint seals moisture into the wall, and the next freeze works behind it where you cannot see it. If your parging has been painted, plan on stripping it back to sound material before any new coat goes on.
Sand and the base of the wall
Under the lawns of Port Dover sits sand. Sandy ground drains quickly but erodes just as quickly, so the common failure pattern is undermining: a downspout that has emptied beside the same corner for years can rinse the soil from the foundation and leave the bottom edge of the parging exposed below the old grade.
If the parging fails at one corner and holds elsewhere, look at the water first. We tell you at the quote when a downspout or low spot is the cause, because a new coat over the same wet spot fails again.
Parging is a weather skin, not waterproofing. If water is coming into the basement, start with basement waterproofing and parge after.
How we re-parge a Port Dover wall
Prep decides everything. The crew sounds the exposed band and strips every hollow, cracked or loose section back to material that holds, then cleans off dust, old paint and anything mortar cannot grip. The wall is dampened, a bonding agent goes on, and fibreglass mesh ties the coat together across patches and changes in material.
Then the coat: a quarter to three-eighths of an inch, built in two passes on a rough wall, with clean edges at the siding line and at grade. It is kept damp while it cures so it hardens instead of drying out fast. We work above 5°C with a frost-free cure, so a late-season job is booked with the cold in mind. Cottage owners who are only in town on weekends can get the work done while they are away after one walkthrough and a written scope.
If the wall behind the parging is the real problem, we tell you that instead of selling you a cosmetic coat.
Straight answers
Does lake spray shorten the life of parging near the harbour?
Yes. Spray keeps the lower wall wet through winter, and a wet surface freezes and thaws every time the temperature crosses zero. A coat with a weak bond lets go sooner here than on a wall further inland. The defence is prep and bonding, not a thicker coat.
The parging on our Port Dover cottage keeps flaking off. Is it worth redoing?
Usually yes, if it is done as a system and not a patch. New cement troweled over dusty, damp or crumbling material never bonds. We strip the loose coat back to sound material, repair the wall where it needs it, bond and mesh the new coat, and cure it properly.
Can the work happen while we are away from the cottage?
Yes. After one walkthrough and a written scope, most exterior jobs run fine without you on site. We confirm the schedule before starting, and the number on the written quote is the number on the invoice unless you change the job.
Will new parging fix a damp basement?
No. Parging protects the wall above grade from weather. It does not stop water coming through the foundation below grade. If water is coming in, that is a waterproofing job first, and the parge goes on after.
What does parging cost in Port Dover?
The cost depends on the job, so we give a free written quote after a visit. Stripping failed or painted parging back to solid material, repairing the wall, the height of the band, mesh and access all affect it.
