Parging in Fonthill

We re-parge the exposed foundation band on Fonthill homes: the grey strip of mortar above grade that cracks, sounds hollow and comes off in sheets. We strip it back to sound material, bond a fresh coat and tell you if the wall behind it needs more than parging. The quote is free and written, and the labour carries a lifetime warranty.

Fonthill is the urban centre of the Town of Pelham, and it sits on the Fonthill Kame, a glacial hill of sand and gravel that rises well above the flat country around it. See our Fonthill page for everything else we do in town.

The full method, from bonding agent to coat thickness to mesh, is on our parging page. This page is about how parging fails on Fonthill walls and what we do so the new coat lasts.

Why parging comes off Fonthill foundations

Parging is a sacrificial skin. It takes the weather and the winter road salt so the wall behind it does not have to.

Ground that drains fast helps a foundation, but it does not protect the coat. Freeze-thaw and road salt punish concrete here the same as anywhere in Niagara. When water gets between the coat and the wall and freezes, it pushes the coat off in sheets. The old coat goes a patch at a time: hollow when you tap it, grey flakes in the garden bed, bare block where it has already gone. Painting over it seals moisture in instead of out, and the next freeze works underneath where you cannot see it.

Older streets up the kame: parging gone soft

On the established streets higher on the kame, parging that has gone soft is a common part of the repair list, along with shifted steps and broken walks. We sound the whole exposed band and strip every hollow or loose patch back to solid material, then clean off dust and old paint.

The wall is dampened and given a bonding agent, because fresh mortar will not hold a dry, dirty face on its own. Fibreglass mesh goes over patches, filled voids and changes in material. The coat goes on a quarter to three-eighths of an inch thick, in two passes on a rough wall.

If the parging keeps failing in the same spot, or water is coming in below grade, the coat is not the whole problem. We tell you, and we can look at basement waterproofing in Fonthill or concrete repair in Fonthill as part of the same visit.

East Fonthill: newer homes

East Fonthill is the growth side of town. If a coat on a newer home has cracked or chipped, we can look at it and give you a free written quote.

Booking a Fonthill parging job

A Fonthill job books into the regular Niagara schedule through the season. Fresh parging needs frost-free weather to cure, so the work runs from roughly mid-April to October. We reply to every request within one business day.

Questions

Straight answers

My parging is coming off in sheets. How urgent is that?

Water that gets behind the coat freezes and pops whole sheets off the wall, so more comes off each winter. Re-parging is a small job, and we treat it like a real one: we strip everything loose, bond the new coat and give you a written quote.

Does Fonthill's sand-and-gravel ground mean my parging will last longer?

The ground drains fast, which is good for the foundation, but the coat on the exposed wall still takes freeze-thaw and road salt. Parging fails from water behind the coat, not only from the soil. We strip back to sound material and bond a fresh coat so it holds.

What does parging cost in Fonthill?

We do not quote a flat rate. The cost depends on the prep work, the height of the exposed band, whether the wall needs mesh and the access on your lot. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.

Can I just paint over the crumbling parging?

No. Paint seals moisture in instead of out, and the next freeze works underneath where you cannot see it. Plan on stripping back to sound material before anything new goes on.
