Foundation Repair in Niagara-on-the-Lake
We repair foundation cracks and leaks across Niagara-on-the-Lake, from the nineteenth-century walls of the Old Town and Queenston to the newer Glendale and St. Davids builds. A leaking crack in a poured wall usually takes polyurethane injection from inside. A dry crack that needs its strength back takes epoxy. A block wall that bows takes carbon fibre straps and a fix for the water pushing on it. When an old wall leaks in many places, the job is waterproofing, and we say so. Quotes are free, in writing, and the labour carries a lifetime warranty.

Foundation cracks in Niagara-on-the-Lake depend on which part of town the house stands in. The Old Town carries regency and classical-revival housing built after the town was burned in 1813, and Queenston keeps an older core of its own. Glendale and the serviced lots around St. Davids hold newer pours. One town holds very old walls and very young ones.
The ground is the other half of the story. The lakeshore plain is sandy and silty loam that drains well, with clay underneath. Clay holds melt water and rain against a foundation wall, and the water finds a crack, a tie hole or a joint. A crack means different things in an Old Town wall and a Glendale wall, so the first job is to read the wall you have.
The full method, epoxy and polyurethane injection and carbon fibre, is on our foundation repair page. This page is about how those repairs fit Niagara-on-the-Lake walls. Send the form for a free written quote. We reply within one business day.
Old Town and Queenston walls
The Old Town sits close to the Niagara River and Lake Ontario, and its houses are among the oldest in town. These foundations were poured or laid generations ago, and the original clay weeping tiles have often silted up or collapsed, so water sits at the footing and looks for a way in.
On a poured wall, a crack that leaks is sealed with polyurethane injection from the inside face through to the soil side. On a block wall, the same pressure can show as a stair-step crack along the mortar joints, or a wall that starts to bow inward. That is soil pressure, and it goes on the serious list. When an old wall leaks across many joints instead of one crack, injecting one spot will not keep the basement dry, and the answer is basement waterproofing in Niagara-on-the-Lake.
Why a patch fails: loam on top, clay underneath
The top layer on this plain drains well, which makes a wet wall look odd. But clay sits under the loam, and it keeps water against the foundation long after the rain stops. Water in a crack freezes, opens it a little more, and a smear of caulk or hydraulic cement on the inside face fails by spring. That is why we inject the crack to full depth.
We also look outside the wall. Downspouts that dump beside the house and grading that slopes toward it feed the problem, so we check them with the crack. A crack fix that leaves the water in place will not last.
Newer Glendale and St. Davids walls
A young poured wall shrinks as it cures, and thin vertical cracks in the first years are normal. We measure width, direction, movement and offset. A crack under 1/8 in. is usually shrinkage. A crack wider than 1/4 in., one that grows each year, a horizontal crack, or one where one face sits higher than the other needs structural attention.
A dry hairline that does not grow is often a 'watch it for a year' answer, and we will say so. A crack that leaks gets polyurethane, and most single-crack injections are done in two to four hours. The written quote names the crack, its cause and the fix, so you can compare it with any other quote.
Digging outside a heritage house
Most crack repair and injection work is done from inside, so nothing changes at the street. If the fix needs an exterior dig, the Old Town is a designated Heritage Conservation District, and you should confirm with the Town what your property needs before we book the work.
Straight answers
Who repairs foundation cracks in Niagara-on-the-Lake?
We do, across the whole town, from the Old Town and Queenston to Glendale and St. Davids. Our union-certified crews inject leaking cracks with polyurethane, bond dry cracks with epoxy, and reinforce bowing block walls with carbon fibre. The quote is free and in writing, and the labour carries a lifetime warranty for as long as you own the home.
Why does a crack in my older Old Town foundation keep leaking?
Often the original clay weeping tiles have silted up or collapsed, and clay under the loam holds water against the wall. A surface patch plugs only the face. We inject the crack to full depth and check the grading and downspouts that feed the water. If the wall leaks in many places, we tell you it is a waterproofing job.
Is a hairline crack in my newer Glendale basement serious?
Usually not. Poured walls shrink as they cure, and thin vertical cracks in the first years are normal. It matters if the crack leaks, grows, runs horizontal, or one side sits proud of the other. We measure it at the quote and tell you plainly which kind it is, even when the answer is to watch it.
Does a heritage property change foundation repair?
Injection and most crack repair are done from inside, so they change nothing you can see from the street. For exterior work in the Old Town's Heritage Conservation District, check with the Town what your property needs first.
How much does foundation repair cost in Niagara-on-the-Lake?
We do not publish a price, because the jobs are so different. The cost turns on the number of cracks, whether the fix is a simple seal or structural reinforcement, and whether the scope has grown into sealing plus water management. The free written quote gives you the real number, and that number holds unless you change the job.
