Markham has two ages of concrete. Unionville, Markham Village and old Thornhill have homes a century and more old, with steps that have settled and driveways already poured over once or twice. Cornell, Cathedraltown, Berczy and Greensborough are newer, and their ground is younger.
Most of that concrete does not need to come out. A crack can be injected, a sunken slab lifted back to grade, a pitted surface ground and resurfaced, and a broken step formed and re-poured. Clay till: why Markham slabs crack and sink
Markham sits on the South Slope of the Oak Ridges Moraine, on ground that is mostly a clay-rich till. That clay swells when it takes on water, lifts as frost drives down beneath a slab through a Markham January, and lets melt go so slowly that the ground stays wet long into a wet spring. A walk or slab that heaves every winter and settles every spring opens cracks along the way, and a void can wash out under it.
So a Markham repair starts underneath. We check the base, the grade and where the downspouts send their water before we quote. A crack filled over a slab that is still moving opens again by spring, and a slab lifted while a downspout keeps washing out its base sinks again. Lots that sit near the Rouge River's creek bottoms stay wetter than the rest, and that changes what a repair needs.
Unionville, Markham Village and Thornhill: old steps and worn surfaces
A porch step that has tipped out of level, a walk that has been patched before, or a driveway whose surface has scaled are all repair candidates. Where a step has settled, we can often lift or rebuild it rather than replace the whole entry. A badly scaled surface may be a candidate for resurfacing if the slab underneath is still sound. If the slab has cracked all over or the base has failed, the honest answer is a new pour, and the written quote says so.
Cornell, Berczy and Greensborough: walks and steps on settling fill
The fill a builder backs against a new foundation keeps settling for a year or two. A front walk or step poured on that fill can drop at one end or pull away from the house.
When the slab itself is sound, it can often be lifted back to grade instead of torn out. We check whether the ground has stopped moving first, so the repair holds.
Straight answers
Should I repair or replace the cracked concrete at my Markham home?
It depends on the base. Repair wins when the damage is local and the base under it is still sound: one or two cracks, a slab that settled on one side, surface pitting or a broken step edge. Replacement wins when the slab has cracked all over, the base has failed across the whole area, or the surface has scaled so deep there is nothing sound to bond to. Can you lift a sunken walk or step in Cornell or Berczy instead of replacing it?
Often, yes. We pump material through small holes drilled in the slab to fill the void under it and float it back to grade. Before we lift, we check that the fill under it has stopped settling, so the slab does not sink again.
How much does concrete repair cost in Markham?
There is no honest flat rate. The cost moves with the size of the area, how far the damage goes, the condition of the base, the repair method, access and the season. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
