Parging in Uxbridge

We re-parge the exposed foundation band on Uxbridge homes: the grey strip of mortar above grade that cracks, sounds hollow and flakes off the wall. We strip it back to sound material and bond a new coat so it stays. The quote is free and written, and the labour carries a lifetime warranty.

Uxbridge sits on the Oak Ridges Moraine, where the ground is glacial sand and gravel that drains fast. That changes what is behind a failing coat: less standing water against the wall than on the lakeshore, but the same winter freeze-thaw. See our Uxbridge page for everything else we do in the township.

The full method, from bonding agent to coat thickness to mesh, is on our parging page. This page is about why parging fails on Uxbridge walls, and what we do so the new coat lasts.

Why parging comes off Uxbridge foundations

Parging is a sacrificial skin. It takes the weather and the road salt so the wall behind it does not have to.

Uxbridge still takes the full Ontario freeze-thaw swing every winter. Meltwater and snowmelt get into hairline cracks in the coat and freeze behind it, and the ice pushes the coat off the wall. An old coat goes a patch at a time: hollow when you tap it, grey flakes in the garden bed, bare block where it has already gone. Painting over it seals moisture in instead of out, and the next freeze works underneath where you cannot see it.

Older homes in the village core and the hamlets

Many homes on the heritage streets and in hamlets like Goodwood, Sandford and Leaskdale are decades old. Their foundations have weathered through many winters, and the parging on them has often flaked off in places.

We sound the whole exposed band and strip every hollow or loose patch back to solid material, then clean off dust and old paint. The wall is dampened and given a bonding agent, because fresh mortar will not hold a dry, dirty face on its own. Fibreglass mesh goes over patches, filled voids and changes in material. The coat goes on a quarter to three-eighths of an inch thick, in two passes on a rough wall.

Steps and walkways beside the wall often need work at the same time. We can quote them together, see concrete repair in Uxbridge.

Rural and estate lots on the moraine

On the larger rural properties the fast-draining sand and gravel means less water sitting against a foundation than on the clay down by the lake. That does not stop a coat from cracking with the freeze, and grading that sends runoff toward the house can still wet the wall. If a coat keeps failing in the same spot, or water is coming in below grade, the coat is not the whole problem. We tell you, and we can look at basement waterproofing in Uxbridge as part of the same visit.

Booking an Uxbridge parging job

Uxbridge is up in north Durham, well off our home routes in southwestern Ontario. We group Uxbridge jobs into planned trips and give you real dates rather than a same-week promise. Fresh parging needs frost-free weather to cure, so the work runs from roughly mid-April to October. We reply to every request within one business day.

Questions

Straight answers

My parging is coming off in sheets. How urgent is that?

Water that gets behind the coat freezes and pops whole sheets off the wall, so more comes off each winter. Re-parging is a small job, and we treat it like a real one: we strip everything loose, bond the new coat and give you a written quote.

Does the moraine ground in Uxbridge change how parging holds up?

The sand and gravel drains fast, so there is generally less water held against a wall than on clay near the lake. The coat still faces freeze-thaw and road salt, so it still cracks and lifts. We strip back to sound material and bond a fresh coat so it holds.

Can you fix parging on an older home in the village core or a hamlet?

Yes. We re-parge the exposed wall, strip every loose patch back to solid material and bond the new coat. If steps or a walkway beside the wall have settled, we can quote those on the same visit.

What does parging cost in Uxbridge?

We do not quote a flat rate. The size of the wall, how much old coat has to come off, access and the condition underneath set the number. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.

Can I just paint over the crumbling parging?

No. Paint seals moisture in instead of out, and the next freeze works underneath where you cannot see it. Plan on stripping back to sound material before anything new goes on.
