Parging in Paris
We re-parge the exposed foundation band on Paris homes, from the stone and lime-mortar walls of the older blocks near the forks of the Grand and Nith to the foundations in newer subdivisions. We strip back to sound material, bond a fresh coat and tell you if the wall behind it needs more than parging. Union-certified crews, a free written quote, and a lifetime warranty on labour.

Paris is built where the Nith River empties into the Grand, and the older streets near that meeting point hold foundations from the cobblestone era: stone walls, lime mortar and parging that has long passed its service life. The band between the grade and the siding or masonry is the part that takes the snow, the meltwater and the road salt, and it is usually the first thing to crack, sound hollow and fall away.
Parging is a sacrificial skin. It takes the weather so the wall behind it does not have to. Once it fails, the wall behind starts taking that damage instead.
The full method, the bonding agent, the two-pass coat on a rough wall and the mesh where the wall calls for it, is on our parging page. This page is about why parging fails on Paris homes and how we put it back. The quote is free and written, and the number on it is the number on the invoice unless you change the job.
Why parging fails on older Paris foundations
Start with what the coat sits on. An old stone foundation has an uneven face and many deep joints. Water gets into every gap behind the coat, freezes, and pushes the parge off in plates. That is freeze-thaw delamination, and a cold Paris winter gives it plenty of chances.
Paint makes it worse. A crumbling coat often gets painted to tidy it up, and the paint seals moisture in. If your parging has been painted, plan on stripping it back to sound material before any new coat goes on.
What Paris's rivers and clay change
The grade drops hard from the upper town to the flats along the water. Spring melt comes down the Grand and the Nith at the same time, the water table under the lower streets rises with it, and the clay loam that blankets central Brant holds that moisture for weeks.
A wall standing in that wet ground feeds water to the back of the coat. So on the lower streets near the forks we look at where the water goes before we look at the coat: the grading, the downspouts, and whether moisture is coming through the wall below grade. Nothing anyone puts on the outside of a house makes the Grand stay inside its banks.
How we re-parge a Paris wall
Prep decides the result. The crew sounds the exposed band and strips every hollow, cracked or loose section back to material that holds, then cleans off dust, old paint and anything the new mortar cannot grip. The wall gets dampened and a bonding agent goes on. Where the coat crosses patches or a change of material, fibreglass mesh ties it together so it does not crack along the seam.
Then the coat: a quarter to three-eighths of an inch, built in two passes on a rough wall, with clean edges at grade. It is kept damp while it cures. We parge above 5°C with a frost-free cure, roughly mid-April to October, because a late job that freezes before it cures fails by spring. If your wall is shedding parge this fall, get the quote now and book the work for a safe window.
Parging or a water problem?
Parging is a weather skin, not waterproofing. It sheds rain and protects the wall above grade. It will not stop water coming through the foundation below grade. If moisture pushes out from behind the coat, if the same crack opens again through every recoat, or if the basement inside is damp each spring, a fresh coat on its own will not fix it.
When that is the case, the crack or the drainage gets handled first and the parge goes on last. We do both, so we have no reason to sell you the wrong one.
Straight answers
The parging on my older Paris house keeps flaking off. Why?
Parging fails when new cement is troweled over a damp, dusty or crumbling wall and never bonds. On older stone foundations the moisture usually comes from behind the wall, so a fresh coat over old failure only lasts a season. We take the loose material right off, work out where the water is coming from, and lay a fresh coat with a proper mix and a real cure.
Will new parging fix my damp Paris basement?
No. Parging is a weather skin above grade, not waterproofing. If water gets in through the foundation below grade, a new coat will not stop it. That water problem gets fixed first, through our [basement waterproofing](/services/basement-waterproofing/paris/) or foundation repair work, and the parge goes on as the last step.
Can you still parge this fall?
Parging needs temperatures above 5°C and a frost-free cure, which here is roughly mid-April to October. A coat that freezes before it cures fails by spring, so we do not rush a late job. Send the form now and you get a free written quote, and the work goes into the next safe window.
How much does parging cost in Paris?
There is no honest flat rate. The cost depends on the size of the wall, how hard it is to get at on your lot, and how bad the damage is. The quote is free and in writing, and we reply within one business day.
