Parging in Cayuga

We re-parge the exposed foundation band on Cayuga homes: the grey mortar coat above grade that sounds hollow, cracks and comes off in patches. Cayuga sits on tight Haldimand clay beside the lower Grand River, and wet ground behind a wall is what pushes parging off, so we strip back to sound material and bond a fresh coat. The quote is free and written, and the labour carries a lifetime warranty.

Cayuga is Haldimand's county town, and its oldest homes stand in the blocks around the courthouse. The post-war streets off Munsee Street are next in age.

The Grand River runs through town on its last stretch to Lake Erie. When the ice on the lower river breaks up and jams, water backs onto low ground fast, and streets near the river carry that in their basements: seasonal damp, white mineral bloom on block walls and parging that lets go in patches after a wet winter.

The full method, from bonding agent to coat thickness to mesh, is on our parging page. This page is about why parging fails on Cayuga walls and what we do so the new coat lasts.

Why parging comes off Cayuga foundations

Parging is a sacrificial skin. It takes the weather and the road salt so the wall behind it does not have to.

Away from the river, Cayuga sits on the South Cayuga clay flats: level fields that pond in March and dry late. Clay this tight holds melt water against a foundation for weeks. Water gets between the coat and the wall, freezes and pushes the coat off, a patch at a time. The tells are a coat that sounds hollow when you tap it, grey flakes in the garden bed each spring and bare block where it has already gone. Painting over it seals moisture in instead of out, and the next freeze works underneath where you cannot see it.

Courthouse-district walls: strip it back, then bond

On the older blocks, we sound the whole exposed band and strip every hollow or loose patch back to solid material. Then we clean off dust and old paint, dampen the wall and apply a bonding agent, because fresh mortar will not hold a dry, dirty face on its own. Fibreglass mesh goes over patches, filled voids and changes in material.

If the same spot keeps failing, or water is coming in below grade, the coat is not the whole problem. We say so, and we can look at basement waterproofing in Cayuga in the same visit. Walls that are crumbling for other reasons are covered under concrete repair in Cayuga.

Booking a Cayuga parging job

Cayuga sits in the middle of our Haldimand routes, between our Caledonia and Dunnville days, so a job here books onto a scheduled route day. Fresh parging needs frost-free weather to cure, so the work runs from roughly mid-April to October. We reply to every request within one business day.

Questions

Straight answers

My parging is coming off in sheets. How urgent is that?

Water that gets behind the coat freezes and pops sheets off the wall, so more comes off each winter. Re-parging is a small job, and we treat it like a real one: we strip everything loose, bond the new coat and give you a written quote.

Why is the parging on my Cayuga house crumbling?

Tight Haldimand clay holds water against the foundation, and freeze-thaw cycles push the coat off. We strip back to sound material and bond a fresh coat so it holds.

What does parging cost in Cayuga?

We do not quote a flat rate. Cost depends on the height of the exposed band, how much old coat and paint must come off, whether the wall needs mesh and how tight the access is. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.

Can I just paint over the crumbling parging?

No. Paint seals moisture in instead of out, and the next freeze works underneath where you cannot see it. Plan on stripping back to sound material before anything new goes on.
