Parging in Brampton
We re-parge the exposed foundation band on Brampton homes: the grey strip of mortar above grade that cracks, sounds hollow and comes off in sheets. Brampton sits on heavy Peel clay that holds melt against the wall, so we find out why the old coat failed before the new one goes on. Parging needs a frost-free cure, so we only parge while the weather allows. The quote is free and written, and the labour carries a lifetime warranty.

Brampton is mostly new ground, but not all of it. The historic core around the Four Corners holds a small pocket of century homes, and their foundations have been through a long run of Ontario winters. Around that core, Mount Pleasant, Springdale, Sandalwood, Credit Valley and Castlemore went up in the last few decades.
The ground is the same under both. Brampton sits on the Peel clay plain, heavy till that swells when wet and drains so slowly it holds melt and rain against a foundation for weeks. Water that sits against the wall gets behind the parging, freezes, and pushes it off.
The full method, from bonding agent to coat thickness to mesh, is on our parging page. This page is about where parging fails in Brampton, and what we do so the new coat lasts.
Where the parging fails in Brampton
Parging is a sacrificial skin. It takes the weather, the road salt splash off the driveway and the string-trimmer hits so the wall behind it does not have to.
In the newer surveys the parging is younger, but a thin band, a patch behind the front steps or a strip hit by a string trimmer still lets water at the wall. The low ground along Etobicoke Creek and Chinguacousy Park drains worse still, and basements there run damp through a wet spring.
How we re-parge a Brampton wall
We sound the whole exposed band and strip every hollow or loose patch back to solid material, then clean off dust and old paint. The wall is dampened and given a bonding agent, because fresh mortar will not hold a dry, dirty face on its own. Fibreglass mesh goes over patches, filled voids and changes in material.
The coat goes on a quarter to three-eighths of an inch thick, in two passes on a rough wall, and is kept damp while it cures. Where the old coat failed because of water, we look at why before the new coat goes on, so it does not fail the same way.
Painting over crumbling parging does not fix it. The paint seals moisture in, the next freeze works under the coat, and all of it has to come off before new mortar will bond.
When the work gets done
Parging needs temperatures above 5°C and a frost-free cure, which here means roughly mid-April to October. A coat that freezes before it cures usually fails by spring, so we move a job rather than parge into a cold snap.
Brampton is east of our home routes, reached up the 401, 407 and 410, so we book Brampton jobs into planned trips into the area and give you a real date rather than a same-week promise. If your wall is flaking now, get the quote now.
Parging or a water problem?
Parging sheds weather above grade. It is not waterproofing. If a Brampton basement takes on water in a wet spring, the fix may be crack injection, regrading the ground away from the house, or basement waterproofing in Brampton. Once the water is dealt with, a fresh parge protects the wall above grade.
If the wall behind the coat is cracked or moving, foundation repair comes first, then the parge. We tell you which at the free visit. From October to March, water actively coming in can be flagged urgent in the quote form, and urgent water problems are seen first.
Straight answers
Why is the parging coming off my older house near downtown Brampton?
Mostly age and water. The clay around the Four Corners holds melt against the foundation, water gets behind the coat, freezes, and pushes it off. We strip back to sound material and bond a fresh coat so it holds.
We have a newer house in Mount Pleasant or Springdale. Does the parging need work?
Sometimes. A thin band, a patch behind the front steps or a coat damaged by a string trimmer still lets water at the wall. We take small jobs, and they get the same written quote and the same lifetime warranty on labour as a full foundation.
Can you parge my Brampton foundation this fall?
Only while the weather allows. Parging needs temperatures above 5°C and a frost-free cure, roughly mid-April to October here. Brampton jobs book into planned trips into the area, and we do not parge into a cold snap.
Will new parging stop water in my basement?
Not on its own. Parging protects the wall above grade. Water coming in below grade needs its own fix, such as crack injection, regrading or waterproofing. We tell you which at the free visit.
What does parging cost in Brampton?
There is no honest flat rate, because the cost is mostly prep. The height and length of the exposed band, how much old coat or paint has to come off, whether the wall needs two passes and mesh, and the access around the house all move it. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
