Parging in Acton

We re-parge the exposed foundation band on Acton homes: the grey mortar above grade that cracks, sounds hollow and lets go in sheets. We strip it back to sound material, bond the new coat and tell you if the wall needs more than parging. The quote is free and written, and the labour carries a lifetime warranty.

Many homes around Mill Street in Acton's old Leathertown core were built in the tannery years on stone-and-lime-mortar walls. After a century, the parging on those walls crumbles and the joints behind it open. See our Acton page for everything else we do in town.

The full method, from bonding agent to coat thickness to mesh, is on our parging page. This page covers why parging fails on Acton walls and what we do so the new coat lasts.

Why parging lets go on Acton foundations

Parging is a sacrificial skin. It takes the weather and the road salt so the wall behind it does not have to.

Acton sits on Halton clay till over limestone, high up near the watershed, where the freeze-thaw swings are sharp. Spring melt and road salt off Highway 7 work into the coat. When water gets between the coat and the wall and freezes, it pushes the coat off in sheets. You will hear it as a hollow sound when you tap the wall, and see grey flakes in the garden bed.

Old stone and mortar walls around Mill Street

A stone wall does not want the same fix as a poured one. The mortar joints behind failed parging are often open, so slapping a new coat over the top does not last.

We sound the whole exposed band and strip every hollow or loose patch back to solid material. We repair unsound joints where needed, clean off dust and dampen the wall. A bonding agent goes on before the coat, because fresh mortar will not hold a dry, dirty face on its own. Fibreglass mesh goes over patches, filled voids and changes in material. The coat goes on a quarter to three-eighths of an inch thick, in two passes on a rough wall.

If the wall weeps every spring, the coat is not the whole problem. Low ground near Black Creek and Fairy Lake holds more water after melt. We tell you plainly what parging will and will not do, and we can look at basement waterproofing in Acton at the same visit.

Booking an Acton parging job

Acton books into our regular Halton and Guelph-road routes. Fresh parging needs frost-free weather to cure, so the work runs from roughly mid-April to October. We reply to every request within one business day.

Questions

Straight answers

Can you re-parge an old stone foundation in Acton?

Yes. Many Leathertown homes have stone-and-lime-mortar walls. We strip the loose coat, repair unsound joints where needed and bond a new coat, and we start with what the wall shows us.

Why is the parging on my Acton house crumbling?

Water gets behind the coat, freezes and pushes it off the wall. Acton's clay till, spring melt and road salt make that cycle worse. We strip back to sound material and bond a fresh coat so it holds.

What does parging cost in Acton?

We do not quote a flat rate. The quote spells out the prep work, not a one-line "parge wall". The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.

Can I just paint over crumbling parging?

No. Paint seals moisture in instead of out, and the next freeze works underneath where you cannot see it. Plan on stripping back to sound material before anything new goes on.
