Foundation Repair in Toronto

We repair foundation cracks and bowing walls across Toronto, from the century brick homes of the Annex, Riverdale and Leslieville to the postwar bungalows of East York, North York, Etobicoke and Scarborough. A leaking crack in a poured wall usually takes polyurethane injection from inside. A bowing block wall takes carbon fibre straps and a fix for the water pushing on it. An old stone or block wall that leaks in many places is often a waterproofing job, and we say so. Quotes are free and in writing, and the labour carries a lifetime warranty.

What a Toronto foundation needs depends on its age and the ground under it. Much of the old city sits on the Lake Iroquois plain, a flat shelf of fine clay and silt left along the shore of Lake Ontario. Clay holds melt and rain against a wall instead of letting it drain, and near the lake and the older streets the water table runs high.

So the first job is to read the wall you have. A vertical crack that leaks in a poured wall is a small, common repair. A horizontal crack or a stair-step crack in block means the soil outside is pushing. Water that comes in at many points along an old wall is not a crack repair at all.

The full method, epoxy and polyurethane injection and carbon fibre, is on our foundation repair page. This page is about how those repairs fit Toronto's walls. Send the form for a free written quote. We reply within one business day.

Century brick on stone and early block

The Annex, Riverdale, Leslieville and the Beaches carry brick homes from the late 1800s and early 1900s. Their foundations are often rubble stone, early block or one of the first poured walls, and they have held back wet ground for a hundred years.

Water moves through stone and block across whole joints and faces, not at one tidy crack. When an old wall leaks along its length, one injection rarely stops it. Then we tell you the job is basement waterproofing in Toronto, not crack repair, and we quote it that way.

Postwar bungalows in East York, North York, Etobicoke and Scarborough

The red-brick bungalow belts of East York, Scarborough and North York are postwar.

On these poured walls, a thin vertical crack that starts to leak is the usual call. Polyurethane injection seals it to full depth, even while it leaks. We also check the grading and the downspouts, because a crack fix that leaves the water in place will not last. Where the parging has spalled over a repaired crack, a fresh coat from our parging service protects the wall face.

Near the ravines: damp ground and moving walls

The Don, the Humber and the smaller creeks cut deep valleys through soft clay and sand. Homes near those slopes sit on ground that stays damp well into the season. Add Toronto's freeze-thaw swings, and a wall that was only a little cracked can start to move.

We measure four things: width, direction, movement and offset. A crack under 1/8 in. is usually shrinkage. A crack wider than 1/4 in., one that grows each year, a horizontal crack in block, or one where one face sits higher than the other needs structural attention. For a block wall that bows less than about 2 in., carbon fibre straps epoxied to the wall stop further movement. They do not pull the wall straight, and we will not say they do. The written quote names the crack, its cause and the fix, so you can compare it with any other quote.

Questions

Straight answers

Who fixes foundation cracks and leaks in a Toronto home?

We do, across the city, from the old core to Scarborough and Etobicoke. Our union-certified crews inject leaking cracks with polyurethane, bond dry cracks with epoxy, and reinforce bowing block walls with carbon fibre. The quote is free and in writing, and the labour carries a lifetime warranty for as long as you own the home.

My century brick house leaks in several places. Can you inject it?

Usually not, and we will tell you so. Water moves through old stone and block across whole joints, and one injection rarely holds against that. The lasting answer is most often a waterproofing system that collects the water at the footing, or a membrane outside. We look at the wall before we quote.

I found a thin vertical crack in my poured basement wall. Is it serious?

Usually not. Most thin vertical cracks in poured walls are shrinkage from curing. If it is dry and stays the same width, it needs watching, not a repair. If it leaks, polyurethane injection seals it in one visit. If it grows each year, or one side sits higher than the other, we measure it and tell you what it means.

How much does foundation repair cost in Toronto?

We do not publish a price, because the jobs are so different. The cost turns on the number of cracks, whether the fix is a seal or reinforcement, and whether the job grows into sealing plus water management. The free written quote gives you the real number.

Water is coming through a crack right now. What should I do?

From October to March, send the form and check the box that says water is coming in. Urgent water problems are seen first. Meanwhile, move valuables off the floor and, if it is safe, point a downspout away from the wall. We reply to every request within one business day.
