Foundation Repair in Simcoe, Norfolk County
We repair foundations in Simcoe, Norfolk County: leaking cracks injected to full depth, bowing block walls held with carbon fibre straps, and a plain call on whether your crack is harmless shrinkage or needs work. Simcoe's older homes stand on brick-over-rubble or early block foundations, and sand under the footing can wash out where water runs, so we look at the wall and the water before we quote. The quote is free and written, and the labour carries a lifetime warranty.

Simcoe is the Norfolk County town on the Lynn River, near Lake Erie. This is not Simcoe County near Barrie. Streets near the core hold homes from the 1850s onward, much of it brick over rubble or early block foundations.
Those walls and that ground change the job. Sand drains well, but it moves wherever water runs in one place. Low ground near the river holds a high water table.
The full method, from epoxy and polyurethane injection to carbon fibre straps, is on our foundation repair page. This page is about what Simcoe's walls and sand change.
Old rubble and early block walls
A rubble wall does not crack in one tidy line. It leaks along its joints, so a single injection rarely holds. We look at the joints, the parging and the drainage outside before we choose a repair.
A poured wall with one leaking vertical crack is a different job. There we inject the crack from the inside face through to the soil side, with epoxy or polyurethane depending on whether the crack is dry or leaking.
Sand that washes out, and what it does to a footing
Sand migrates wherever water runs concentrated. The classic Simcoe failure is ground quietly washed out from under a step footing or slab edge, usually by a downspout that has emptied in the same spot for thirty years.
So a crack repair here checks outside the wall as well as inside it: where the downspouts drop their water, whether the ground slopes toward the house, and whether the drainage still carries water away. A repair that ignores the cause will crack again.
Near the Lynn River, and when it is a wet-basement job
The water table sits high on the low ground near the Lynn River, so basements in the old core can stay damp even on a sand plain. When water is not coming through one crack, the job may be basement waterproofing rather than a crack repair. We sort out which job your wall needs at the free visit.
Straight answers
Can you repair a cracked rubble foundation on an old Simcoe house?
Yes. Rubble and early block walls leak along their joints rather than at one crack, so we look at how the wall is built before we quote. We inject cracks that are leaking, and we sort out the grading and drainage feeding the problem.
Why is one side of my Simcoe front steps sinking?
On Simcoe sand, sinking steps almost always trace back to water moving soil. A downspout or a low spot sends water beside the footing, the sand under one corner migrates, and the steps settle toward the gap. The fix includes rerouting the water so the new work does not follow the old.
Is the crack in my basement wall serious?
Often it is not. Thin vertical cracks in the first year or two are normal shrinkage. A crack that leaks, grows, runs horizontally or has one side sitting proud of the other is a different matter. We measure it at the free visit and tell you plainly which kind it is.
Do you do small foundation crack repairs in Simcoe?
Yes. One leaking crack is a welcome job, and a small job gets the same free written quote as a large one.
How much does foundation repair cost in Simcoe?
There is no honest flat rate. The crack, the wall type, access and the cause all set the job, so we quote on inspection. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
