Foundation Repair in Port Dover
We repair poured, block and older foundations in Port Dover: leaking cracks injected to full depth, bowing block walls held with carbon fibre straps, and a plain call on whether a crack is harmless or needs work. Port Dover sits on sandy shore ground beside Lake Erie, and many of its homes are old cottages, so we check how the wall is built and where the water goes before we quote. The quote is free and written, and the labour carries a lifetime warranty.

Port Dover is Norfolk County's lake town, and the lake decides a lot about its foundations. The ground near the beach is sandy: it drains quickly, but it also erodes quickly, and a wall can lose the soil beside or beneath it without anyone noticing.
The homes split three ways: old cottages on the lake streets, older blocks up from the harbour where the Lynn River meets the lake, and newer bungalows and townhomes at Dover Coast. Each wants a different look before any repair is quoted.
The full method, from epoxy and polyurethane injection to carbon fibre straps, is on our foundation repair page. This page is about what Port Dover's shore ground and its mix of cottages and new builds change about the job.
Old cottage walls near the lake
Many lake-street cottages began as seasonal places and were later converted to year-round homes. A wall built for summer use now carries a full winter of freeze and thaw.
We look at the whole wall before choosing a repair: the parging, the joints, any cracks that leak and the grade outside. Injecting one crack does little when the wall around it is failing, so the quote says what the wall needs, not the largest job we could sell.
Sandy ground and spray: what happens beside the wall
Sandy ground drains well, so Port Dover basements are often not wet for the same reasons as clay-town basements. The trouble here is erosion: roof water and surface water rinsing sand from around a footing, which leaves a wall without the support it was built with.
That is why a crack repair here looks outside the wall as well as inside it: where the downspouts drop their water, how the ground slopes, and whether the drainage still carries water somewhere harmless. A wall that keeps losing its ground will keep cracking.
Newer builds at Dover Coast, and when a crack is a wet-basement job
On a newer home, a thin vertical crack in the first year or two is normal shrinkage. If it starts to leak, polyurethane injection seals it from the inside, usually without digging.
When water is not coming through one crack but several, the job may be basement waterproofing rather than a crack repair. We sort out which job your wall needs at the free visit.
Straight answers
Can you repair a cracked foundation on an old Port Dover cottage?
Yes. We check how the wall is built first, then inject any cracks that are leaking and look at the grading and drainage outside. The written quote says which of these your wall needs.
Does the sandy ground near the lake affect foundation repair?
It changes where we look. Sandy ground drains quickly but erodes just as quickly, so we check whether water from the roof or the surface has been washing soil from around the wall. Fixing the crack without fixing that leaves the cause in place.
My Port Dover basement wall is bowing. Does it need to be replaced?
Rarely. A bow under roughly 2 in. is usually held with carbon fibre straps. The straps stop the wall where it stands; they do not pull it straight. Grading, downspouts and drainage have to stop feeding the pressure too.
My newer home at Dover Coast has a crack in the basement wall. Is it serious?
Often it is not. Thin vertical cracks in the first year or two are normal shrinkage. A crack that leaks, grows through a season, runs horizontally or has one side sitting proud of the other is a different matter. We measure it at the free visit and tell you plainly which kind it is.
How much does foundation repair cost in Port Dover?
There is no honest flat rate. The crack, the wall type, access and the cause all set the job, so we quote on inspection. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
