Parging in Tillsonburg, Oxford County
We re-parge the exposed foundation band on Tillsonburg homes, from the mid-century streets off Broadway to the 1986 and 2001 adult-lifestyle communities. On sandy ground, a downspout that washes soil from the base can leave the bottom of the coat exposed and wet. We strip back to sound material, bond a fresh coat with mesh where needed and cure it properly. The quote is free and written, and the labour carries a lifetime warranty.

Tillsonburg has two kinds of foundations that need parging work. The core blocks off Broadway carry homes from the mid-century decades. Hickory Hills has been building since 1986 and Baldwin Place since 2001, so many of those houses are now 25 to 40 years old. Their original parge coats have had a long run of freeze-thaw winters.
Parging is a sacrificial skin. It takes the snow piled against the wall, the salt spray and the meltwater running off the siding, so the foundation behind it does not have to. When it sounds hollow, cracks open and sheets come off, the wall behind it starts taking that damage.
The full method is on our parging page. This page covers what is different in Tillsonburg: the sandy ground and the age of the homes. Small jobs are welcome, so a single patch gets a visit and a written quote like any other job.
Sandy ground and the base of the wall
Tillsonburg sits on the north edge of the sand plain that made this the heart of the Ontario tobacco belt, with Big Otter Creek cutting its valley through town. Sandy loam drains fast, but sand washes. Roof water from a downspout that empties beside the house can carry soil away from the foundation and leave the bottom edge of the parging exposed below the old grade.
If the coat is failing at one corner only, look at the water first. Fix the downspout and the grade, or the new coat will fail at the same spot. Parging is a weather skin, not waterproofing: if water is coming into the basement, start with basement waterproofing and parge after.
Older homes in Hickory Hills, Baldwin Place and the core
A crumbling parge coat is sometimes painted to freshen it up. Paint seals moisture into the coat, and the next freeze works behind it where you cannot see it. If your parging has been painted, plan on stripping it back to sound material before any new coat goes on.
A step or walkway that has settled next to the wall is a separate repair. We can look at both on one visit, and the written quote says what is included before work starts.
How we re-parge a Tillsonburg wall
The crew sounds the exposed band and strips every hollow, cracked or loose section back to material that holds, then cleans off dust, old paint and anything mortar cannot grip. The wall is dampened, a bonding agent goes on, and fibreglass mesh ties the coat together across patches and changes in material.
Then the coat: a quarter to three-eighths of an inch, built in two passes on a rough wall, with clean edges at the siding line and at grade. It is kept damp while it cures. We work above 5°C with a frost-free cure, so late-season jobs get booked with the cold in mind. If the wall behind the parging is the real problem, we tell you that instead of selling a cosmetic coat.
Straight answers
Do you take small parging jobs in Tillsonburg?
Yes. A parging patch books into the same routed visits as the big pours, with the same warranty in writing.
Why is the parging failing at only one corner of my house?
On sandy ground, look at the water first. A downspout or low spot that sends water to the same corner keeps that part of the wall wet, and it can wash sand away from the base and expose the bottom of the coat. More water means more freeze-thaw damage at that spot.
Will new parging fix my damp basement?
No. Parging protects the wall above grade from weather. It does not stop water coming through the foundation below grade. If water is coming in, that is a waterproofing job first, and the parge goes on after.
What does parging cost in Tillsonburg?
There is no honest flat rate, because the cost is mostly prep, not coverage. Stripping failed or painted parging back to solid material, repairing joints, the height of the band, mesh and access all add to it. We give a free written quote after a visit, and the number on the quote is the number on the invoice unless you change the job.
