Parging in Thorold
We re-parge the exposed foundation band on Thorold homes: the grey strip of mortar above grade that cracks, sounds hollow and comes off in sheets. The stone and block foundations downtown are not all the same wall, so we read what the wall is made of before we mix anything. The quote is free and written, and the labour carries a lifetime warranty.

Thorold grew up around the Welland Canal and the paper mill on its bank. The mill workers' housing from that era still lines the streets downtown, with stone and block foundations, original parging and front steps poured generations ago.
That mix of materials is what sets a Thorold parging job apart. Stone, block and old repairs can sit in a single wall, and each takes a coat differently. A patch that holds on block can let go over stone a hand's width away.
The full method, from bonding agent to coat thickness to mesh, is on our parging page. This page covers what we check on a Thorold wall before the first trowel of mortar.
Read the wall before you coat it
On the older streets we walk the whole exposed band first. We tap for hollow spots, note where stone changes to block, and look for earlier patches done in a different mix. Every change of material is a place where a coat tends to crack, so those joins get mesh and extra care.
Painted parging is the other thing we look for. Paint traps moisture, and it has to come off with the failed coat before new mortar will bond.
Where the water sits against your wall
Most of Thorold sits on the clay mantle that blankets the escarpment, and clay holds water against a foundation wall. Spring melt comes off the escarpment, and the low streets near the canal carry a high water table into a wet spring.
A new coat over a wall that keeps getting wet can fail again, so water against the base of the wall is worth noticing before we coat it.
Clay on one lot, rock on the next
Closer to the escarpment brow, the Lockport dolostone that the canal was cut through comes up near the surface, while the lot next door sits on clay. The parging coat is the same, but the drainage around the wall is not.
Parging or a water problem?
Parging sheds weather above grade. It is not waterproofing, and it does not stop water that comes in below grade. If your basement walls take on water every spring, that is a separate problem from the parging coat.
For water below grade, see our basement waterproofing. We tell you which problem you have before you spend.
Newer homes in Confederation Heights and Rolling Meadows
Confederation Heights and Rolling Meadows are the newer surveys. A coat that has chipped on a young foundation is worth a look before water gets behind it.
Straight answers
Is the parging on my old Thorold stone foundation worth saving?
Often yes. Sound stone behind a failed coat can take new parging. We sound the wall, strip back to solid material and tell you at the free visit whether the wall needs more than a new coat.
I only see cracks, not sheets coming off. Can it wait?
Cracks let water in, and water that freezes behind the coat can push it off. We look at the wall at the free visit and tell you what we see.
Can new parging fix a damp basement?
Not on its own. Parging protects the wall above grade and does not stop water coming in below grade. We tell you which problem you have at the free visit.
What does parging cost in Thorold?
There is no honest flat rate, because the cost is mostly prep. The height and length of the exposed band, how much old coat or paint has to come off, whether the wall needs two passes and mesh, and access around the house all move it. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
Can I paint over crumbling parging?
No. Paint seals moisture inside the wall, and the next freeze works under the coat. All of it then has to come off before new mortar will bond.
