Parging in Stouffville

We re-parge the exposed foundation band on Stouffville homes: the grey strip of mortar above grade that cracks, sounds hollow and comes off in pieces. Most of Stouffville sits on fast-draining Oak Ridges Moraine sand, and the new coat is bonded to sound material. The quote is free and written, and the labour carries a lifetime warranty.

Stouffville has older streets and newer ones. The older streets near Main Street and Market Street hold homes that have stood for decades, where parging that has come away is a common repair. South and east of the core, new surveys of detached homes have gone in over the last fifteen years.

The ground adds to it. Most of Stouffville sits on the Oak Ridges Moraine, glacial sand and gravel that drains fast. Out toward Ballantrae, Vandorf and Gormley the farmland carries heavier clay, which holds water against the wall.

The full method, from bonding agent to coat thickness to mesh, is on our parging page. This page is about why parging lets go on Stouffville walls, and what we do so the new coat lasts.

Why parging comes off Stouffville foundations

The old coat goes a patch at a time: hollow when you tap it, grey flakes in the garden bed, bare block where it has already gone. Painting over it seals moisture in and speeds the failure where you cannot see it.

Older homes near Main Street

On the older foundations near the core, parging breaks down and lets water reach the wall, and a damp basement can follow. A wall that has stood this long needs a look before a patch goes on.

We sound the whole exposed band and strip every hollow or loose patch back to solid material, then clean off dust and old paint. The wall is dampened and given a bonding agent, because fresh mortar will not hold a dry, dirty face on its own. Fibreglass mesh goes over patches, filled voids and changes in material.

Newer surveys and rural lots

On moraine sand, water drains away from the wall quickly.

On rural lots toward Ballantrae and Vandorf, clay can sit beside the foundation and hold water against it.

Parging or a water problem?

Parging sheds weather above grade. It is not waterproofing, and it does not stop water that comes in below grade. A basement that weeps through a wet spring is a separate problem from the parging coat.

For water below grade, see our basement waterproofing in Stouffville page.

Questions

Straight answers

My parging is coming off in pieces. How urgent is that?

Do not leave it. We strip it back to sound material and bond a fresh coat.

Why is the parging on my older Stouffville home flaking?

On the older foundations near the core, parging breaks down and lets water reach the wall. We strip it back to sound material and bond a fresh coat.

Our basement walls get damp every spring. Will new parging fix it?

Not on its own. Parging protects the wall above grade; it does not stop water coming in below grade. If water is getting in below grade, start with basement waterproofing and parge after.

Can I just paint over the crumbling parging?

No. Paint over failing parging seals moisture in and speeds the failure where you cannot see it. The loose material has to come off before new mortar will bond.
