Parging in Smithville, Ontario
We re-parge the exposed foundation band on Smithville homes, mostly the older brick and frame houses around the downtown core and the train station. Smithville sits on the Haldimand clay plain, which holds water against foundation walls, and water behind the coat is what usually pushes parging off. We strip back to sound material, bond a fresh coat and look at why the old one failed before the new one goes on. Parging needs a frost-free cure, so a late-season job goes on only while the weather allows. The quote is free and written, and the labour carries a lifetime warranty.

Smithville is the main town of West Lincoln, and its housing splits two ways. The newer west-side surveys have young foundations. The brick and frame houses around the downtown core and the 1903 train station are older, and on many of them the parging at the base of the wall has crumbled, sounds hollow or has come away in patches.
The ground works against that coat. Smithville sits on the Haldimand clay plain: tight clay that holds water long after the snow goes. The Twenty Mile Creek runs through town and the water table sits high on the flats near it. Water that stays against a wall gets behind the parging, freezes and pushes it off.
The full method, from bonding agent to coat thickness to mesh, is on our parging page. This page is about why parging fails on Smithville's older walls and what we do so the new coat lasts.
Why the parging is coming off older Smithville houses
Parging is a sacrificial skin. It takes the weather, the road salt and the string-trimmer hits so the block or concrete behind it does not have to. On the older streets, much of it has done that job for a long time.
On clay that holds water, melt and rain sit against the base of the wall. The water gets between the coat and the wall, freezes and lifts the parge off. The coat goes a patch at a time: hollow when you tap it, grey flakes in the garden bed, bare block where it has already gone. Painting over it seals moisture in and speeds the failure where you cannot see it.
How we re-parge an older wall
We sound the whole exposed band and strip every hollow or loose patch back to solid material, then clean off dust and old paint. The wall is dampened and given a bonding agent, because fresh mortar will not hold a dry, dirty face on its own. Fibreglass mesh goes over patches, filled voids and changes in material.
If the old coat failed because water got behind it, that cause is dealt with before the new coat goes on.
Can it be done before winter?
Parging needs temperatures above 5°C and a frost-free cure, which here means roughly mid-April to October. A late-season coat that freezes before it cures never hardens properly and usually fails by spring, so we move a job rather than parge into a cold snap.

Parging or a water problem?
Parging sheds weather above grade. It is not waterproofing. If an older Smithville basement goes damp every spring, the cause is usually some mix of failed parging, grading that tips water toward the wall, and clay that holds water against the foundation, with the high water table on the flats near the Twenty Mile.
Sometimes the answer is exterior basement waterproofing, with parging after. Parging is a weather skin, and it does not stop water coming through the foundation below grade.

Can you re-parge my Smithville foundation before winter?
Only while the weather allows. Parging needs temperatures above 5°C and a frost-free cure, roughly mid-April to October here, because a coat that freezes before it cures usually fails by spring. Ask for the free written quote now and we will tell you what the wall needs.
Why is the parging on my older Smithville house crumbling?
Mostly age and water. Smithville's Haldimand clay holds water against the foundation instead of draining it away. The water gets behind the coat, freezes, and pushes it off. We strip back to sound material and bond a fresh coat so it holds.
Our basement walls get damp every spring. Will new parging fix it?
Not on its own. Parging protects the wall above grade; it will not stop water coming through the foundation below grade. A damp basement usually points to waterproofing first, with parging after.
What does parging cost in Smithville?
There is no honest flat rate, because the cost is mostly prep. The height and length of the exposed band, how much old coat or paint has to come off, whether the wall needs two passes and mesh, and access around the house all move it. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
Can I just paint over the crumbling parging?
No. Paint seals moisture inside the wall, the next freeze works under the coat, and the crumbling speeds up where you cannot see it. All of it then has to come off before new mortar will bond.
