Parging in Elmira

We re-parge the exposed foundation band on Elmira homes, mostly older houses in the town core where the coat has cracked and fallen away after generations of freeze-thaw winters. We strip back to sound material, bond a fresh coat and tell you if the wall behind it needs more than parging. Union-certified crews, a free written quote, and a lifetime warranty on labour.

Elmira was a village by 1886 and a town by 1923, so the streets near the centre hold houses with foundations that have been through a lot of Ontario winters. On many of them the parging, the mortar coat over the exposed top of the foundation wall, has cracked and come away.

Parging is a sacrificial skin. It takes the snow piled against the wall, the meltwater running down the face and the weather, so the wall behind it does not have to. Once it fails, the wall starts taking that damage instead.

Re-parging is a small job, and we treat it like a real one. The full method, the bonding agent, the two-pass coat on a rough wall and the mesh where the wall calls for it, is on our parging page. This page is about why parging fails on Elmira homes and how we put it back. The quote is free and written, and the number on it is the number on the invoice unless you change the job.

Older town-core walls and worn parging

A coat on an old foundation has had decades of winters to crack, sound hollow and lift. Water gets into every gap behind it, freezes, and pushes the parge off in plates. That is freeze-thaw delamination.

We sound the whole band, take the loose material right off, and tell you at the quote whether you have an old coat or a wall that is taking in water.

Paint makes it worse. A crumbling coat often gets painted to tidy it up, and the paint seals moisture in instead of letting it out. If your parging has been painted, plan on stripping it back to sound material before any new coat goes on.

What Elmira's ground changes

Elmira sits off the sandy moraine that the cities to the south are built on, and the lots here run a mix of loam and the clay of the surrounding farm country. Where your lot runs to clay, the ground holds water against the foundation long after a melt or a storm, and that water works on the back of the coat.

The Canagagigue Creek runs through town, and the ground beside it stays wet when the creek runs high. We look at where the water goes, the downspouts and the grading, before we look at the coat, because a new coat on a wall that stays wet will not last.

How we re-parge an Elmira wall

Prep decides the result. The crew sounds the exposed band and strips every hollow, cracked or loose section back to material that holds, then cleans off dust, old paint and anything the new mortar cannot grip. The wall gets dampened and a bonding agent goes on. Where the coat crosses patches or a change of material, fibreglass mesh ties it together so it does not crack along the seam.

Then the coat: a quarter to three-eighths of an inch, built in two passes on a rough wall, kept damp while it cures. We parge above 5°C with a frost-free cure, roughly mid-April to October, because a late job that freezes before it cures fails by spring. If your wall is shedding parge this fall, get the quote now and book the work for a safe window.

Elmira is a rural drive north of the region for us, so we book Woolwich jobs onto set days, and often pair a town job with farm and acreage work nearby.

Parging or a water problem?

Parging is a weather skin, not waterproofing. It sheds rain and protects the wall above grade. It will not stop water coming through the foundation below grade. If moisture pushes out from behind the coat, if the same crack opens again through every recoat, or if the basement inside is damp, a fresh coat on its own will not fix it.

When that is the case, the crack or the drainage gets handled first and the parge goes on last. We do both, so we have no reason to sell you the wrong one.

Questions

Straight answers

The parging on my older Elmira house is crumbling off the foundation. Can you redo it?

Yes. We chip back what has let go, prep the wall, bond a fresh coat and finish it so it sheds water again instead of letting it sit in the gaps. If the inspection turns up a crack or a wet spot behind the parging, we deal with that first, since a fresh coat over a leak just hides it.

Will new parging fix my damp Elmira basement?

No. Parging is a weather skin above grade, not waterproofing. If water gets in through the foundation below grade, a new coat will not stop it. That water problem gets fixed first, through our basement waterproofing work, and the parge goes on as the last step.

Can you still parge this fall?

Parging needs temperatures above 5°C and a frost-free cure, which here is roughly mid-April to October. A coat that freezes before it cures fails by spring, so we do not rush a late job. Send the form now and you get a free written quote, and the work goes into the next safe window.

Do you parge farmhouses and rural homes around Elmira?

Yes. We quote the town and the farms and acreages around it in Woolwich, and we book that work onto set days.

How much does parging cost in Elmira?

There is no honest flat rate, because the cost is mostly prep. A sound wall that needs a fresh coat is the small end. A wall that sheds old parge in sheets, or has paint that must all come off first, takes more work. The height of the exposed band, whether the wall needs mesh, and the access on your lot all change it too. The quote is free and in writing, with the prep spelled out, and we reply within one business day.
