Parging in Dundas
We re-parge the exposed foundation band on Dundas homes: the mortar coat above grade that cracks, sounds hollow and lets go after years of freeze-thaw. In a valley that collects water off the escarpment, we strip back to solid material, bond a fresh coat and tell you if water or the wall behind it needs attention first. Union-certified crews, a free written quote, and a lifetime warranty on labour.

Dundas is the Valley Town: the escarpment wraps it on three sides, and melt and rain run down the slopes onto the valley floor. Much of the housing is old, century brick and cut stone, and parging on those foundations works hard.
Parging is a sacrificial skin. The band of mortar between the grade and the siding or brick takes the snow piled against it and the meltwater running down the wall, so the wall behind it does not have to. When it cracks, sounds hollow when you tap it, or comes away in sheets, the wall behind it starts to take that damage instead.
The full method is on our parging page. This page is about parging on Dundas homes. The quote is free and written, and the number on it is the number on the invoice unless you change the job.
Parging on a century Dundas foundation
The downtown core around King and Sydenham, and the streets that climb toward the escarpment, are heritage Dundas. A century brick or stone house does not suit a bright, flat, new-looking coat. Parging here is repair that should sit quietly beside the original: a texture and colour that fit the wall and clean edges at the brick line and at grade.
An old stone face is uneven and full of joints. Water gets into every gap behind the coat, freezes, and pushes the parge off in plates. So we sound the whole band, strip every hollow or loose section back to material that holds, and only then bond and re-coat.
Why the valley matters
Ground that catches this much runoff stays wet longer, and a damp wall feeds water to the back of the coat. A failing parge in Dundas is sometimes just an old coat, and sometimes a sign that water is reaching the wall. Parging is a weather skin above grade, not waterproofing. If the basement inside is damp, see basement waterproofing in Dundas: the water problem gets handled before the coat.
How we re-parge a Dundas wall
Prep decides the result. We sound the exposed band, strip every hollow, cracked or loose section, and clean off dust and old paint. The wall gets dampened and a bonding agent goes on, because fresh mortar will not hold a dry, dirty old face. Where the coat crosses patches or a change of material, fibreglass mesh ties it together.
We parge above 5°C with a frost-free cure, roughly mid-April to October. If your wall is shedding parge this fall, get the quote now and book the work for a safe window.
Straight answers
The parging on my old Dundas house is falling off. Is that normal?
It is common on older foundations. Parging takes the freeze-thaw, and on an uneven stone or brick face water gets behind it and pushes it off. We strip it back, check the wall behind it, and re-coat in a finish that suits an older house.
Will new parging fix a damp basement in Dundas?
No. Parging is a weather skin above grade, not waterproofing. If water comes through the foundation below grade, a new coat will not stop it. The water problem is fixed first, and the parge goes on as the last step.
Can you still parge this fall?
Parging needs temperatures above 5°C and a frost-free cure, which here is roughly mid-April to October. We do not rush a late job. Send the form now and you get a free written quote, and the work goes into the next safe window.
How much does parging cost in Dundas?
There is no honest flat rate, because the cost is mostly prep. A sound wall that needs a fresh coat is the small end. A wall that sheds old parge in sheets, or has paint that must come off first, takes more work. The height of the band, whether the wall needs mesh, and access on your lot all change it.
