Parging in Binbrook
We re-parge the exposed foundation band on Binbrook homes: the grey strip of mortar above grade that cracks, sounds hollow and falls away after freeze-thaw seasons. We strip back to solid material, bond a fresh coat and tell you if the wall behind it needs more than parging. Union-certified crews, a free written quote, and a lifetime warranty on labour.

Binbrook is a farm village that filled up with subdivisions, and parging is mostly a job for the older half. The original village around the fairgrounds and the farms beyond it carry the older foundations. The new surveys are young, but their walls sit on ground that is still settling.
Parging is a sacrificial skin. The band of mortar above grade takes the snow piled against it, the salt spray off the road and the meltwater running down the wall, so the structural wall behind it does not have to. When it cracks, sounds hollow when you tap it, or comes away in sheets, the wall behind it starts to take the freeze-thaw damage the coat used to take.
Re-parging is a small job, and we treat it like a real one anyway. The full method, the bonding agent on every re-parge, the two-pass coat on a rough wall, the mesh where the wall calls for it, is on our parging page. This page is about what Binbrook's ground and homes change about the job. The quote is free and written, and the number on it is the number on the invoice unless you change the job.
Clay that keeps the wall damp
Binbrook sits on a flat clay plain that drains slowly. Snowmelt and spring rain sit in the ground instead of falling away, and ground that stays wet keeps the bottom of a foundation damp. A damp wall feeds water to the back of the parge coat, and that water freezes and pushes the coat off in plates.
So on a Binbrook house, a failing parge is sometimes just an old coat, and sometimes a sign that water is working through the wall. We sound the whole band and tell you which one you have at the quote.
Older village and farm walls, newer settling ground
The older homes in the village and on the farms around it are where re-parging comes up most. Their coats have had many winters of freeze-thaw and road salt. We strip every hollow, cracked or loose section back to material that holds, dampen the wall and bond the new coat with a bonding agent, because fresh mortar will not hold a dry, dirty old face on its own. Where the coat crosses patches or a change of material, fibreglass mesh ties it together.
The newer surveys went in on former farm fields, and the backfill along each foundation keeps settling for a season or two after a house closes. Soil that moves can crack a young coat at the grade line. If you see a new parge crack there, send us the form and we will check whether it is the coat or the ground.
Timing a Binbrook re-parge
The new coat is built about a quarter to three-eighths of an inch thick, in two passes on a rough wall, with clean edges at the brick line and at grade. It is kept damp while it cures so it hardens instead of drying out weak. We parge above 5°C with a frost-free cure, roughly mid-April to October, because a late job that freezes before it cures fails by spring. If your wall is shedding parge this fall, get the quote now and book the work for a safe window.
Parging or a water problem?
Parging is a weather skin, not waterproofing. It sheds rain and protects the wall above grade. It will not stop water that is coming through the foundation below grade. If moisture pushes out from behind the coat, if the same crack opens again through every recoat, or if the basement inside is damp, a fresh coat on its own will not fix it.
When that is the case, the crack or the drainage gets handled first, and the parge goes on last. We do both, so we have no reason to sell you the wrong one.
Straight answers
The parging on my older Binbrook house is crumbling. Is that normal?
It is common on older foundations. Parging is a sacrificial skin that takes the freeze-thaw and road salt, and when it fails it cracks, sounds hollow and falls away in plates. We strip it back and check the wall behind it first, because on slow-draining clay a failing coat can also point to water coming through.
Will new parging fix a damp basement in Binbrook?
No. Parging is a weather skin above grade, not waterproofing. If water gets in through the foundation below grade, a new coat will not stop it. In that case the water problem gets fixed first, through our basement waterproofing or foundation repair work, and the parge goes on as the last step.
My parging on a newer Binbrook home is cracking at the ground. Why?
Backfill along a new foundation keeps settling for a season or two after the house closes, and moving soil can crack a young coat at grade. We look at whether it is the coat or the ground before we quote.
Can you still parge this fall?
Parging needs temperatures above 5°C and a frost-free cure, which here is roughly mid-April to October. A coat that freezes before it cures fails by spring, so we do not rush a late job. Send the form now and you get a free written quote, and the work goes into the next safe window.
How much does parging cost in Binbrook?
There is no honest flat rate, because the cost is mostly prep. A sound wall that needs a fresh coat is the small end. A wall that sheds old parge in sheets, or has paint that must all come off first, takes more work. The height of the exposed band, whether the wall needs mesh, and the access on your lot all change it too. The quote is free and in writing, with the prep spelled out, and we reply within one business day.
