Why parging comes off Beamsville foundations
Parging is a sacrificial skin. It takes the weather so the wall behind it does not have to.
Freeze-thaw works on any coat with a weak bond. Lake Ontario throws damp air across the lower town through winter, and meltwater off the escarpment raises the water table near the low ground every spring. When water gets between the coat and the wall and freezes, it pushes the coat off in sheets. Painting over a crumbling coat seals moisture in instead of out, and the next freeze works underneath where you cannot see it.
The King Street core: older walls
The old core has heritage walls where the coat has let go. A re-parge over a wet wall just lets go again, so we start by finding why the old coat failed, usually moisture moving through from behind.
We sound the whole exposed band and strip every hollow or loose patch back to solid material, then clean off dust and old paint. The wall is dampened and given a bonding agent, because fresh mortar will not hold a dry, dirty face on its own. Fibreglass mesh goes over patches, filled voids and changes in material. The coat goes on a quarter to three-eighths of an inch thick, in two passes on a rough wall.
A fresh cement coat will not read as old as the brick above it, but a parge mix toned to the house sits far better than bright white. If water is coming in below grade, the coat is not the whole problem. We tell you, and we can look at basement waterproofing as part of the same visit.
Newer streets and Bench lots
