Foundation Repair in King Township

We repair poured and block foundations in King Township: leaking cracks injected to full depth, walls that are moving held with carbon fibre, and a plain call on whether a crack is harmless shrinkage or needs work. Most of King sits on Oak Ridges Moraine sand, so we look at what the ground around your wall is doing before we settle on a fix. King is a planned trip for us. The quote is free and written, and the labour carries a lifetime warranty.

King Township is mostly estate lots, horse farms and century farmsteads, spread between King City, Nobleton and Schomberg. Most of it sits on the Oak Ridges Moraine, which is sand and gravel rather than the clay under much of the area we work. That ground drains fast, but fast drainage does not stop a foundation wall from cracking.

Many King houses are older farmhouses and century homes, built before walls were sealed to today's standard. Snowmelt running through the sand can find a weak spot in the wall or the footing.

The full method, from epoxy and polyurethane injection to carbon fibre straps, is on our foundation repair page. This page covers what King's ground and its older farm homes change about the job.

What moraine sand means for a foundation wall

Sand drains quickly, so there is less standing water against a wall than on clay. That helps, but it is not a guarantee. Water still moves down along the outside of the wall and finds any crack or weak joint.

Out toward the Holland Marsh the ground changes to soft, wet organic soil. We check which ground your house sits on before we quote.

Farmhouse and estate-home walls

On a farmhouse that has stood for decades, we inject the cracks that leak, reinforce a wall that is actually moving, and repair the parging once the wall is sound; see parging.

On a newer estate home the rule is the same. We measure the crack at the free visit and tell you whether it needs work or is shrinkage you can watch.

When a crack is really a wet-basement job

If water is not coming through one crack but along the wall, or only after the spring melt, the job may be basement waterproofing in King rather than a crack repair. We sort out which job your wall needs at the free visit, before we quote either one.

King is a planned trip, so book ahead

King sits well north of our home routes, so we book township jobs into planned trips with dates set in advance, not a same-week or same-day promise. From October to March, if water is actively coming in, check the urgent box on the form; urgent water problems are seen first, and we reply within one business day.

Questions

Straight answers

Do you repair foundation cracks in older King farmhouses?

Yes. We inject cracks that leak, reinforce a wall that has moved, and re-parge once the wall is sound. We look at the cracks at the free visit and tell you plainly which ones need work.

King sits on sand that drains well. Why would my foundation crack or leak?

Fast-draining sand does not stop settling or shrinkage, and snowmelt running through it can still find a weak spot in an older wall. We find what is letting the water or movement through before we pick a fix.

Is a crack in my newer King home serious?

We measure the crack at the free visit and tell you plainly whether it needs work. A crack that leaks is one we can seal by injection.

How much does foundation repair cost in King?

There is no honest flat rate, so we quote on inspection rather than publishing a number. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
